【摘要】 经济的高速发展加速了城市化水平的提高,但同时在城市中产生了一系列问题,其中尤以交通问题最为严重。面对日益严峻的事实,我国逐步调整城市交通发展战略,开始建设以城市轨道交通为主体的现代化综合交通系统。然而,城市轨道交通造价之高,运营亏损给地方政府财政上带来的压力之大,也令许多城市感到十分困难。沿线物业开发作为城市轨道交通建设的一种筹资途径,我国目前研究甚少,本文通过对比世界其他城市轨道交通沿线物业开发经验,阐述了城市轨道交通建设与沿线物业发展的关系以及发展沿线物业所带来的各方面收益,指出了目前城市轨道交通沿线物业开发存在的问题,提出城市轨道交通与沿线物业应该协同发展以及沿线物业开发应当遵循的原则,对提高城市轨道交通收益,降低投资风险具有重要现实意义。更多还原
