【摘要】 随着近年来国家宏观调控政策的持续优化以及新冠疫情后的市场变化,居民对住宅品质与改善性住房提出了更高要求。在住房消费升级趋势下,高端住宅项目需求不断增长,逐渐成为房地产行业的重要增长点。面对激烈的市场竞争和行业日趋成熟的发展趋势,高端住宅的质量管理水平已成为衡量房企核心竞争力、推动企业高质量发展的关键因素。本文围绕高端住宅项目质量管理的核心问题,构建了“指标筛选-模型构建-实证优化”的系统化评价框架。首先,针对高端住宅的建设特点,通过文献研究和专家问卷调查,提炼出包含人员、材料、设备、工艺、隐蔽工程与环境六大维度的19项关键评价指标,建立起科学的高端住宅质量管理评价指标体系。其次,借助层次分析法对各项指标进行权重分配,并结合模糊综合评价法构建综合评价模型,以实现对高端住宅项目质量管理水平的全面评估。最后,以HY项目为研究对象,对所构建的评价指标体系与模型进行实际应用验证,并基于评价结果提出有针对性的质量管理改进建议。研究为高端住宅项目完善质量管理制度、提升质量管理水平提供借鉴,并为其他学者在进行相关项目质量管理研究时提供参考。图14幅,表33个,参考文献88篇更多还原

【Abstract】 With the continuous optimization of national macro-control policies in recent years and the market changes after the new crown epidemic,residents have put forward higher requirements for residential quality and improved housing.Under the trend of housing consumption upgrading,the demand for High-quality Residential Projects is growing,and it has gradually become an important growth point in the real estate industry.In the face of fierce market competition and the increasingly mature development trend of the industry,the quality management level of high-end residential buildings has become a key factor to measure the core competitiveness of real estate enterprises and promote the high-quality development of enterprises.Focusing on the core issues of quality management of High-quality Residential Projects,this thesis constructs a systematic evaluation framework of"index screening-model construction-empirical optimization".Firstly,according to the construction characteristics of high-end residences,through literature research and expert questionnaire surveys,19 key evaluation indicators including personnel,materials,equipment,technology,concealed engineering and environment were extracted,and a scientific evaluation index system for high-end residential quality management was established.Secondly,the analytic hierarchy process was used to distribute the weights of each index,and the comprehensive evaluation model was constructed by combining the fuzzy comprehensive evaluation method to achieve a comprehensive evaluation of the quality management level of High-quality Residential Projects.Finally,taking the HY project as the research object,the practical application verification of the constructed evaluation index system and model was carried out,and targeted quality management improvement suggestions were put forward based on the evaluation results.This study provides a reference for improving the quality management system and improving the quality management level of High-quality Residential Projects,and provides a reference for other scholars to conduct quality management research on related projects.更多还原
