【摘要】 随着市场和政策的快速变化,房地产行业面临的形势日益严峻,行业利润空间明显收紧,当前房地产企业面临着前所未有的机遇和挑战,传统的粗放型多项目管理模式已经不能满足企业的发展需求,房地产企业正在积极探索多业态、跨区域、跨类别协同发展的路径,同时,多项目管理模式也需要根据外部环境及企业自身发展情况进行优化提升。本文以AY房地产企业为例,研究新形势下房地产企业的多项目管理。首先,本文在引言中介绍了研究的背景和意义。通过分析当前房地产行业的发展趋势和多项目管理的理论起点,认为AY房地产企业开展多项目管理研究十分必要。同时,还回顾了新形势下国内外多项目管理的研究现状和发展趋势,揭示了需要深入讨论的问题。在房地产行业多项目管理的理论基础上,系统介绍了多项目管理的概念和相关理论。对传统的多项目管理模式与新形势下的多项目管理模式进行对比分析,同时对因子分析法的理论进行了介绍,有助于分析AY房地产企业当前的多项目管理问题。介绍了AY房地产企业的基本情况及当前面临的问题和挑战,分析了AY房地产企业多项目管理现状,通过确定AY企业多项目管理评价指标、对数据进行标准化处理、对因子分析法进行可行性检验、提取公因子、命名因子变量、计算因子得分,构建AY房地产企业多项目管理能力评价模型,并采用因子分析法对AY房地产企业多项目管理能力进行评价,得出AY房地产企业后备保障能力表现突出,协调与沟通能力、收益控制能力表现尚可,但项目计划管理能力和信息管理能力表现一般的结论。在优化策略部分,针对采用因子分析法对AY房地产企业多项目管理能力的评价结论,提出了AY房地产企业多个项目管理的优化策略。具体包括提升企业计划管理能力、持续强化沟通与协调能力、维持并扩大后备保障优势、优化财务报告和监控机制、加强信息管理与技术应用。本文通过研究新形势下AY房地产企业的多项目管理,为新形势下房地产企业的多项目管理提供理论支持和实践指导。更多还原

【Abstract】 With the rapid changes in the market and policies,the real estate industry is facing increasingly severe situations,and the industry’s profit margins are clearly tightening.Real estate enterprises are facing unprecedented opportunities and challenges.The traditional extensive multi project management model can no longer meet the development needs of enterprises.Real estate enterprises are actively exploring the path of multi format,cross regional,and cross category collaborative development.At the same time,the multi project management model also needs to be optimized and improved according to the external environment and the development situation of the enterprise itself.This article takes AY Real Estate Enterprise as an example to study the multi project management of real estate enterprises under the new situation.Firstly,this article introduces the background and significance of the research in the introduction.By analyzing the current development trends in the real estate industry and the theoretical starting point of multi project management,it is deemed necessary for AY Real Estate Company to conduct research on multi project management.At the same time,the research status and development trends of multi project management at home and abroad under the new situation were reviewed,revealing research gaps and issues that need to be discussed in depth.On the theoretical basis of multi project management in the real estate industry,the concept and related theories of multi project management are systematically introduced.A comparative analysis was conducted between the traditional multi project management model and the new multi project management model,It is helpful to analyze the current multi-project management problems of AY real estate enterprises.This paper introduces the basic situation,problems and challenges of AY real estate enterprises,and analyzes the status quo of multi-project management of AY real estate enterprises.By determining the evaluation indicators for multi project management of AY company,conducting feasibility judgment on factor analysis,extracting common factors,naming dependent independent variables,and calculating factor scores,a multi project management capability evaluation model for AY real estate enterprise was constructed.Factor analysis method was used to evaluate the multi project management capability of AY real estate enterprise,and it was concluded that AY real estate company has outstanding performance in backup guarantee ability,coordination and communication ability,and revenue control ability,but its performance in project planning management ability and information management ability is average.In the optimization strategy section,based on the evaluation conclusion of AY Real Estate Company’s multi project management capability using factor analysis method,an optimization strategy for AY Real Estate Company’s multi project management is proposed.Specifically,it includes enhancing the enterprise’s planning and management capabilities,continuously strengthening communication and coordination skills,maintaining and expanding backup support advantages,optimizing financial reporting and monitoring mechanisms,and strengthening information management and technology applications.This article provides theoretical support and practical guidance for multi project management in real estate enterprises under the new situation by studying the multi project management of AY Real Estate Company.更多还原
