【摘要】 近年来,我国已经开始步入老龄化社会,养老相关产业产品也开始兴起。苏南地区作为我国重要的经济发达区域,其养老地产产业的发展也备受关注。养老地产作为一种可以规模产业化的养老产品,已经开始在苏南地区出现并初步发展。然而我国整体养老地产发展起步较晚,当前仍处于开发探索阶段,还有许多问题值得研究。加之苏南地区迅速扩张的老龄人口,对养老地产的需求进一步增加,使得养老地产相关问题的研究兼具重要性和紧迫性。为了促进养老地产的发展,政府和房地产企业已经采取了相应措施,学术界也做了相关研究。一些发达国家由于早已进入老龄化社会,因此对养老地产的研究起步较早,也摸索出了一些成熟的模式来落地应用。本研究在充分调研国内外研究现状的基础上,以养老地产为研究对象,通过文献阅读、实例分析以及数据对比,探索出适应苏南地区实际情况的养老地产创新发展策略。本文主要有以下研究工作:(1)以美国和日本养老地产案例作为分析样本,总结其成功经验,作为探索适合苏南模式的启发。同时对比我国国情与外国国情的差异,吸取其他国家发展养老地产失败的教训,来优化创新我国苏南地区养老地产的发展模式。重点分析美国和日本有关人口老龄化的社会背景,总结其养老地产发展和研究现状,以及优势和存在的问题,与国情和社情相关的发展路径。(2)对苏南养老地产环境和现状进行研究,全面分析了苏南养老地产市场的情况,总结其中规律,理清苏南养老地产发展现状与发展环境。发现现阶段发展养老地产存在的主要问题,并总结国内现存养老地产发展模式,分析典型的成功案例,总结其中可借鉴的经验。(3)根据目前国内养老地产的初步试水情况,结合苏南地区当前经济形势和政策环境,以及对养老地产的需求情况,提出了两种创新发展策略,以适应苏南地区房地产企业进行养老地产开发和服务的需求。本研究主要运用了内外部环境分析法、产品定位五步法等方法,在对苏南地区实际情况分析的基础上,得到适合苏南当前发展现状的养老地产创新发展策略。本研究提出了两种创新发展策略:全生命周期发展策略和多渠道融合发展策略。结论表明,开发养老地产,应发挥当前房地产企业固有优势,在保证原有服务水平的基础上,分阶段开发,以品牌效应为保障,达到一定融资水平,充分利用已有政策,做到创新发展、高效管理。更多还原

【Abstract】 In recent years,China has entered an aging society,and the elderly-related industry has started to thrive.As an important economically developed region in China,the development of senior living real estate in the south of Jiangsu Province has attracted much attention.As a scalable and industrialized elderly product,senior living real estate has emerged and made initial development in China.However,the development of senior living real estate in China started relatively late and is still in the exploratory stage,with many issues worthy of research.Additionally,the rapidly expanding elderly population in the south of Jiangsu Province has further increased the demand for senior living real estate,making the study of related issues both important and urgent.To promote the development of senior living real estate,the government and real estate companies have taken corresponding measures,and the academic community has conducted relevant research.Some developed countries,having already entered an aging society,started researching senior living real estate earlier and have explored mature models for practical application.This study,based on a thorough investigation of domestic and international research,focuses on senior living real estate as the research object.With literature review,case analysis,and data comparison,it aims to explore an innovative and development model suitable for China’s national conditions and current level of economic development,addressing issues related to the development and operation of senior living real estate in China’s aging society.The main research work of this thesis is as the following:1.Taking the senior living real estate cases in the United States and Japan as analysis samples,it summarizes their successful experiences as inspiration for exploring suitable models for the south of Jiangsu Province.At the same time,it compares the differences between the Chinese and foreign situations and draws lessons from the failures of other countries in developing senior living real estate to optimize the innovative development model in the south of Jiangsu Province.This thesis focuses on the social background of the aging of the population in the United States and Japan,summarizes the development and research status of the senior living real estate,as well as the advantages and existing problems,and the development path related to the national conditions and social conditions.2.It conducts comprehensive analysis of the domestic senior living real estate market,summarizes the rules,and clarifies the development status and environment.It explores the main problems existing in the development of senior living real estate in the south of Jiangsu Province at the present stage,and summarizes the existing development model of senior living real estate in the south of Jiangsu Province,with analysis of the typical successful cases in order to obtain the experience that can be used for reference.3.Based on the initial trial of domestic senior living real estate,combined with the current economic situation and policy environment in the southern Jiangsu region,as well as the demand for senior living real estate,two innovative development strategies are proposed to meet the needs of real estate enterprises in the south of Jiangsu Province for the development and service of senior living real estate.This study mainly applies methods such as internal and external environmental analysis and the five-step product positioning method to propose a development and operational model for senior living real estate that is suitable for current development and national conditions in the south of Jiangsu Province.This study proposes two innovative development strategies,a full lifecycle development strategy and a multi-channel integrated development strategy.The conclusion indicates that to develop senior living real estate,real estate companies should leverage their inherent advantages,gradually develop in stages while ensuring the existing service levels,achieve a certain financing level with the support of brand effects,make full use of existing policies,and ensure effective management of development and operational services.更多还原
