【副题名】以福建地区装配式建筑为例

【摘要】 当前,中国房地产行业正在进入新一轮调整期,房地产企业迫切需要从提高开发效率、保证经营品质等方面入手来谋求可持续发展。以装配式建筑为代表的住宅工业化是未来建筑业的发展趋势,其发展的基础是建立在标准化设计及信息化管理之上的。研究表明,如能实现全标准化设计,住宅开发效率可提高45%,既节省劳动时间、降低社会成本,又能助力国家碳达峰战略目标的早日实现。本文论证了房地产标准化楼栋设计的必要性和可行性。通过对国内较为领先的几个房地产企业的访谈、实地调研、成果分析。梳理其在成功项目中关于楼栋标准化设计的理念、方式、具体步骤;然后,系统地将成功项目的标准化设计进行并横向对比,分析总结得出现行标准化的几种形式及其利弊。随后,本文总结了若干标准化楼栋设计中面临的常见问题,如:总图排布的不适性、楼栋地域不适应、户型与核心筒不匹配、立面标准化与区域规范相悖等。针对这些问题提出了相应对策。同时考虑到地区差异性,选取福建地区为研究对象,探索建立了一套楼栋标准化设计体系。该体系包含有四个方面:户型标准化、立面标准化、部品标准化、公区精装标准化。最后,以泉州装配式建筑项目为例,将上述标准化体系运用到实际项目的研究和测算中,并分析标准化设计对实际项目设计周期、设计成本、建造成本的节约作用,论证这套体系的可行性。综上所述,从标准化理论到地区标准化设计,再到落地项目的完整应用,本文对标准化楼栋设计在我国未来住宅建筑设计、施工等方面提供了标准化设计的新思路,采用该标准化思路,建立了具有可操作性的设计体系,并对该设计体系的实际运用效果进行研究测算。更多还原

【Abstract】 At present,China’s real estate industry is entering a new round of adjustment period.Real estate enterprises urgently need to seek transformation from improving development efficiency and ensuring business quality.Residential industrialization represented by prefabricated buildings is the development trend of the future construction industry.Its development is based on standardized design and information management.The research shows that the realization of standardized design system can improve the efficiency of housing development by 45%,save labor time and reduce social costs,and then help the early realization of the national carbon peak strategic goal.This paper demonstrates the necessity and feasibility of real estate standardized building design.Through interviews,field research and results analysis of several leading domestic real estate enterprises;Sort out the concepts,methods and specific steps of building standardization design in successful projects;Then,it systematically compares the standardized design of successful projects,analyzes and summarizes several forms of line standardization and their advantages and disadvantages.This paper summarizes some common problems faced in standardized building design:the discomfort of general layout,the regional incompatibility of buildings,the mismatch between house type and core tube,and the contradiction between facade standardization and regional norms.Then the corresponding countermeasures are put forward for these problems.Considering the regional differences,Fujian is selected as the research object to explore and establish a set of building standardized design system.The system includes four aspects:house type standardization,facade standardization,part standardization and public area hardcover standardization.Finally,Taking Quanzhou prefabricated construction project as an example,this paper applies the above standardization system to the research and calculation of the actual project,and analyzes the saving effect of standardized design on the design cycle,design cost and construction cost of the actual project.From the standardization theory to the regional standardized design,and then to the complete application of the landing project,this paper provides a new idea of standardized design for the standardized building design in China’s future residential building design and construction,adopts the standardized idea,establishes an operable design system,and studies and calculates the actual application effect of the design system.更多还原
