【摘要】 随着城市发展进入存量时代,城市的可持续发展和有机更新备受关注。老旧小区改造作为城市有机更新的重要组成部分,对于提高城市形象、改善居民生活品质至关重要。然而,研究发现老旧小区改造成效评价研究尚有不足,基于业主视角的评价研究较少,而业主作为老旧小区改造的直接利益相关人,其对老旧小区改造效果的满意度会直接影响老旧小区改造的可持续发展。因此,本文以改造后的老旧小区作为研究对象,从业主角度出发对老旧小区改造的效果进行评价。首先,对老旧小区及业主的概念进行了界定,并明确了老旧小区改造的内容。然后,在阅读大量国内外老旧小区改造相关文献和国内老旧小区改造相关政策后,结合马斯洛需求层次理论和满意度理论,初步构建老旧小区改造评价指标体系;接着,结合以人为本理论,运用扎根理论,对指标体系进行二次识别。最终构建了包括6个准则层指标——房屋改造、小区安全保障、配套设施改造、小区环境改造、小区管理、认同价值和24个指标层指标的老旧小区改造评价指标体系。同时,为了得到更加客观、准确的评价结果,经过多种方法对比,选择采用G1法、CRITIC法确定各指标综合权重,并建立老旧小区改造评价的云模型。最后,以NL小区为例,进行实证分析,并采用传统的模糊综合评价法进行验证,计算结果一致,表明基于云模型的老旧小区改造评价方法的有效性和可靠性。根据云模型的评价结果,得出NL小区业主满意度水平为“一般满意”,结合NL小区改造的具体情况,分析了NL老旧小区改造存在的问题,并根据实地调研中发现的问题及业主的反馈建议,提出了提高老旧小区改造效果的建议。更多还原

【Abstract】 As urban development enters the stock era,the sustainable development and organic renewal of cities have attracted much attention.The renovation of old residential areas,as an important part of urban organic renewal,is crucial for improving the urban image and enhancing the quality of life for residents.However,it is found that the evaluation research on the effectiveness of the renovation of old residential areas is still insufficient,and there are few evaluation studies based on the perspective of owners,and as a direct stakeholder in the renovation of old residential areas,their satisfaction with the renovation effect of old residential areas will directly affect the sustainable development of the renovation of old residential areas.Therefore,this paper takes the renovated old community as the research object,and evaluates the effect of the renovation of the old community from the perspective of the owner.First of all,the concept of old community and owner is defined,and the content of the renovation of old community is clarified.Then,after reading a large number of literature related to the renovation of old communities at home and abroad and the relevant policies of domestic renovation of old communities,combined with Maslow’s hierarchy of needs theory and satisfaction theory,the evaluation index system of renovation of old communities was preliminarily constructed.Then,combined with the peopleoriented theory,the grounded theory is used to carry out the secondary identification of the index system.Finally,an evaluation index system for the renovation of old communities was constructed,including 6 criterion layer indicators,including housing renovation,community security guarantee,supporting facilities transformation,community environmental transformation,community management,recognition value and 24 index layer indicators.At the same time,in order to obtain more objective and accurate evaluation results,after a variety of methods comparison,the G1 method and the CRITIC method were selected to determine the comprehensive weight of each index,and a cloud model for the evaluation of the renovation of old communities was established.Finally,taking NL cells as an example,empirical analysis is carried out,and the traditional fuzzy comprehensive evaluation method is used to verify,and the calculation results are consistent,indicating the effectiveness and reliability of the evaluation method for the renovation of old communities based on cloud model.According to the evaluation results of the cloud model,it is concluded that the satisfaction level of NL community owners is "general satisfaction",combined with the specific situation of NL community transformation,the problems existing in NL old community renovation are analyzed,and suggestions are put forward to improve the effect of old community renovation according to the problems found in the field investigation and the feedback and suggestions of owners.更多还原
