城市工业建筑存量更新的生命周期环境影响与成本研究

Analyzing the Life Cycle Environmental Performances and Costs of the Renovation Strategies of the Urban Industrial Building Stock in Tianjin

【摘要】 新型城镇化背景下,城市发展模式逐渐转向存量更新。目前对城市旧工业厂区的改造多为拆除新建,改造后用地容积率虽大幅提升,但建设过程消耗大量资源,也改变了原有社会网络与城市空间格局,从长远来看不利于城市物质资源和社会文化资源的可持续发展。采取有机更新的方式对原厂房进行改造,赋予其新的功能与空间体验,可能降低资源投入和环境影响,促进城市空间与功能良性发展。本文针对旧工业建筑改造,通过采集和分析各类厂房更新过程的生命周期基准流量数据清单,完善了课题组开发的既有建筑更新模拟工具FRAGSIM,使其能够用于工业建筑更新的资源环境性能分析,为规划和设计决策提供量化辅助工具。本文在文献研究基础上对天津市中心城区工业建筑进行调研,进而将工业建筑分类为:传统木结构、砖木结构、锯齿形厂房、排架大跨结构和框架结构厂房,并针对其中排架大跨结构和锯齿形厂房两类厂房的更新改造进行探讨。第一类排架大跨结构厂房,选取天津第一机床厂轴套车间作为典型代表建筑;第二类锯齿形厂房,选取天津棉三厂房作为典型代表建筑,分别建立BIM模型。之后在调研及文献研究基础上,将旧工业建筑功能改造方向分为展览类、办公类与居住类,参考改造实例分别设定两种典型建筑的三类改造方案,建立典型建筑改造前后的REVIT模型,并利用REVIT插件Tally,结合使用能耗经验数据,计算出单位面积典型建筑在改造、运行、维修和拆除新建等生命周期阶段的材料用量、能耗、全球变暖潜能值和成本等指标值,即典型建筑在更新各阶段的基准流量值。基于上述计算结果,笔者对FRAGSIM工具的计算方法与后台数据进行改进,并应用更新后的FRAGSIM对典型建筑未来的更新动态进行情景模拟,通过对比不同情景下的资源环境性能模拟结果,得出典型建筑的最优更新策略。最后,以天津第一机床厂大跨厂房为例,对其动态更新的优化策略提出建议。

【Abstract】 Under the background of new urbanization in China,building stock management and upgrade are becoming increasingly important.Nowadays many of the old industrial buildings in urban area had been demolished in the urban development process that put emphasis on a higher FAR,but it had led to extra consumption of energy and resources,and had changed the original urban fabric and social connection.It might be better to reuse the old industrial buildings,by changing their functions and the spaces.This study focuses on the environmental performances and costs of different renovation strategies of the industrial buildings.By collecting and analyzing the life cycle inventory data from case study,the database of FRAGSIM,a scenario planning software for urban building renewal developed by the research team that the author belongs to,was improved,so that it could be applied in the simulation of industrial building stocks.Based on literature study and field investigation of the industrial buildings in the central area of Tianjin,the old industrial buildings are classified into five divisions,which are traditional wood structure,brick and panel structure,saw-tooth roof structure,shelving long span structure and frame structure.Then the study focuses on the renovation of saw-tooth roof structure and shelving long span structure buildings.Tianjin No1 factory warehouse was selected as a typical building of shelving long span structure,whereas Tianjin No3 textile mill warehouse was selected as a typical building of saw-tooth roof structure.BIM models for those two types of buildings were built.Based on case studies,three functional types of transformation were summarized,which are exhibition,office and residence.Design schemes and BIM models for the renovation of the typical buildings are proposed.Tally is used as the tool for building life cycle assessment.to conduct life cycle assessment.The result includes material consumption,environmental impacts and costs of the typical buildings during the life cycle stages of renovation,operation and demolition.The results contributed to the background data for FRAGSIM.Then FRAGSIM is applied to simulate different scenarios of the renovation of typical industrial buildings,demonstrating the decision support process of case study of the renovation of a workshop building of the Tianjin No1 Machinery factory.
