【摘要】 随着我国房地产开发总量的逐年增长,房屋的质量问题,尤其是与人民利益切实相关的工程实体质量问题也在逐年递增。房地产行业质量问题频发,工程实体质量控制形式严峻。房地产企业作为工程质量的首要责任主体,对房地产企业工程实体质量控制的研究显得尤为迫切。本文通过对工程实体和工程实体质量的定义,阐述了工程实体质量控制标准化的内涵。结合房地产企业工程质量管理的现状和特点,以及存在的主要问题,论证了房地产企业推进工程实体质量控制标准化的必要性。从构建工程实体质量控制标准化框架体系的目的出发,提出标准化工作的基本原则和标准化工作的组织构建。采用专家访谈调查,界定了房地产企业工程实体质量控制的关键环节,从而为房地产企业工程实体质量控制标准化框架体系提供了构建思路。本次研究通过对21个实际案例的调查分析,明确了当前顾客对工程实体质量的关注点。在此基础上,以文献和问卷调查,识别出基于利益相关者角度的影响工程实体质量的25个重要因素。然后采用因子分析法,实证总结得出房地产项目影响工程实体质量的六大类主要因素。对房地产企业工程实体质量控制标准化工作的两个核心内容,根据以上实证研究的结果进行分析和论证:(1)标准化工作的关键环节:根据顾客对工程实体质量的关注点和主要影响因素,在标准化工作的关键环节为房地产企业提供了相应的措施和策略。然后根据本文实证分析的结果,对房地产企业如何评价工程实体质量控制标准化工作的成效,提供了相应的评价指标体系和评价的具体方法。(2)标准化工作的实施路径:设计与标准化工作相应的保障措施和保障机制,进而提出企业质量文化建设为核心;以建立知识库为基础;以完善标准化工作的信息化系统为手段,综合提高工程实体质量控制标准化工作能力的方法。本文在最后探讨了BIM技术与质量控制相结合的可能性,为今后的研究提供了思路。本文研究的成果丰富了工程质量管理的理论和方法,为房地产企业提供了新的视角和思路,利于企业将工程实体质量控制工作落到实处,从整体层面提升房地产行业的质量管理水平。本文为改善行业当前的质量控制现状,提供了实践与理论的参考。更多还原

【Abstract】 The total amount of real estate development in China is increasing year by year,but the problem of project quality is also increasing.The project quality problem is closely related to the actual interests of the people.The engineering quality problem appears frequently in the real estate industry,which makes the form of engineering quality control very severe.Real estate enterprises have an important responsibility for project quality,so the research on project quality control is very urgent.This paper defines engineering entity and engineering entity quality,and expounds the connotation of engineering quality control standardization.This paper analyzes the current situation,characteristics and main problems of the project quality management in real estate enterprises,and proves that the standardization of project quality control is very important for real estate enterprises.We put forward the purpose,basic principles and organization structure of the standardization system of engineering quality control.Through the way of expert interview,the key links of engineering quality control in real estate enterprises are clarified.This paper provides a framework for the standardization of engineering quality control in real estate enterprises.Through the investigation and analysis of 21 practical cases,this study has determined the current customers’ concerns on project quality.On this basis,based on literature research and questionnaire survey,and from the perspective of stakeholders,25 important factors affecting the project quality are identified.Then factor analysis method is used to analyze and summarize the six main factors that affect the quality of real estate project.Based on the results of the above empirical research,this paper analyzes and demonstrates the two core contents of the standardization of project quality control(1)The key link of standardization work: According to the customer’s concerns and main influencing factors on the quality of engineering entity,this paper provides corresponding measures and strategies for real estate enterprises.According to the results of empirical analysis,it provides the corresponding evaluation indexes and methods for the real estate enterprises to evaluate the effectiveness of quality control standardization.(2)Implementation path of standardization work: First of all,we have designed the guarantee measures and mechanism corresponding to the standardization work.We think that the comprehensive methods to improve the standardization work ability are:Taking the construction of enterprise quality culture as the core;taking the establishment of knowledge base as the basis;taking the improvement of the standardization work information system as the means.At the end of this paper,the possibility of the combination of BIM Technology and quality control is discussed,which provides ideas for future research.The research results of this paper enrich the theory and method of engineering quality management,and provide a new perspective and thinking for real estate enterprises.It is also conducive to the implementation of engineering quality control work and the overall improvement of the quality management level of the real estate industry.This paper provides practical and theoretical reference for improving the current situation of quality control in the real estate industry.更多还原
