夏热冬冷地区绿色建筑运行项目性能监测与实效评估研究

【摘要】 近年来,随着中国城市化的快速发展,新建建筑数量大幅增加,既有建筑也大量面临改造,相关的资源和能源的消耗也迅猛上升,由此产生的资源和环境问题也日益突出。建筑行业推行绿色化发展之路势在必行。为此本论文开展了对绿色建筑运行周期类性能监测与实效评估的研究。对已取得绿色建筑设计标识的大量项目进行了调研,分析了在运行过程中存在的问题,并选取了2个居住建筑项目和2个公共建筑项目进行了深入的测试和评估,同时对项目所采用绿建技术的经济性和社会、环境效益进行了分析。主要研究内容如下:首先,论文采用了定性加定量的方法,建立以能源消耗评价、水资源消耗、环境质量评价(物理参数测试和用户调查问卷同时进行)、建筑服务性能(用户问卷调查)为评价指标的综合评价体系,反映绿色建筑的环境性能水平。其次,选取了4个典型绿建项目开展了监测和试评价工作,通过对典型项目的围护结构节能、空调系统节能、照明节能、可再生能源利用、节水器具节水率、非传统水源利用率、室内热、湿、光、风、声环境、室内空气品质的测试分析了相关绿建技术措施的经济、社会、环境效益,并对比相关国家能耗要求,指出其运行用能是否合理,调整了评价体系的权重,建议了运行过程中关键技术措施的可行性。此外,对绿建建筑运行过程中物业管理人员的专业度不够“绿色”的问题进行了调研,物业管理缺乏对绿色建筑新技术的研究,仍然沿用传统物业管理技术,不能保证绿色建筑的顺利运行。最后论文对绿色建筑运行过程研究的资料进行了总结,分析了现阶段绿色建筑运行周期内存在的问题,提出了相关的工作建议。

【Abstract】 In recent years,with the rapid development of urbanization in China,the number of new buildings has increased significantly,and a large number of existing buildings have also faced transformation.The relevant resources and energy consumption has raised rapidly,resulting in increasingly prominent resources and environmental problems.It is imperative to carry out green development in the construction industry.In this paper,the research on the performance monitoring and effectiveness evaluation of the green building operation cycle is carried out.Plenty of projects that obtained green building design label were investigated to analyze the problems in the operational process.And five residential construction projects and five public construction projects were selected to conduct in-depth testing and evaluation.The economic,social and environmental benefits of green building technology were analyzed.The main research contents are as follows:Firstly,the paper adopted the qualitative and quantitative method to establish the comprehensive evaluation system with the evaluation indexes of energy consumption evaluation,water consumption,environmental quality evaluation(physical parameter test and user questionnaire survey were carried out at the same time),building service performance(user questionnaire survey)to reflect the environmental performance level of green building.Secondly,four typical green building projects were selected to carry out the monitoring and trial evaluation work.The tests of typical projects’ building envelope energy saving,air-conditioning system energy saving,lighting energy saving,renewable energy use,water saving rate of water saving equipment,use rate of non-traditional water source,indoor environment of heat,wet,light,wind and sound,indoor air quality were conducted to analyze the economic,social and environmental benefits of the relevant green building technology measures.And they were compared with the relevant national energy consumption requirements to point out whether the operation energy was reasonable,which adjusts the weight of the evaluation system,and suggests the feasibility of the key technical measures in the operational process.In addition,it also surveyed the problem that the professional degree of the property management staff is not enough “green” in the operational process of green building.The management staff are not familiar with new technologies and new equipment operation,who can’t take a regular statistical analysis to operating data initiatively and lack perfect property operation strategies,directly affecting the operation effect of green building.With the continuous construction and coming into use of green building,the problem of backward technology in property management continues to be serious.The property management is short of the research on management technology and methods that fit green building.On the contrary,it still follows the traditional property management technology,which can’t guarantee the smooth operation of green buildings.Finally,the paper summarizes the research data in the operational process of green building,analyzes the existing problems in the green building operation cycle at this stage,and puts forward relevant suggestions.
