【摘要】 共享经济的持续升温带动了其它相关行业的共享模式发展,其中一个就是在线短租。生活水平的提高让得人们在旅途中不再满足于随遇而安,对于个性化订制的要求越来越高,对暂住的环境要求越来越明确,而越来越流行的自助游,也成为在线短租企业诞生并发展的主要诱因。在线短租充分整合线下闲置房屋资源,通过移动互联网在企业平台上进行展示,用户可以根据地理位置和个人需求搜索符合自己条件的房屋进行短期租赁。对于企业和用户而言,在线短租降低了原本传统短租需要的金钱及时间等成本的同时,还减少了供给和需求用户双方的成本。而对于整个社会而言,在线短租提升了土地资源对接和配置的效率,将闲置房地产进行社会化利用,有别于以赢利为目的的传统经营性租赁活动。本文从共享经济的文献理论、发展历史及社会经济影响为切入点剖析在线短租的兴起以及商业模式变革,阐述共享经济如何催生传统短租业变为如今的在线短租。将国内外六家典型企业作为案例分析,对其发展现状、市场背景、商业模式等进行对比分析总结现有国内外在线短租企业的经营模式、盈利模式的共通性以及各自的优缺点,以致于能够针对问题提出一些可行合理的建议。中国正在发展的在线短租行业,其中的企业大多模仿甚至直接照搬国外已有企业的商业模式,由于国内外政治、文化、经济等等的环境因素差别,导致国外成熟的商业模式并不适用于中国本土化市场,当务之急,是要找出具有中国特色的在线短租发展路径。为了找出上述问题的答案,本文提出现有在线短租商业模式可创新改进之处以及传统酒店业的共享模式的构思。提出对未来在线短租前景的展望,总结全文。更多还原

【Abstract】 The persistent overheating of sharing economy has led to the development of sharing model of related industries,and one of which is online short rent.Improvement of living standards has made people no longer content to casual plan on the trip,for personalized requirements is higher and higher,the requirements for temporary housing are becoming more and more clear.And the increasingly popular independent travel is also the main cause of the birth and development of online short-rent enterprises.The online short rent fully integrates the offline spare housing resources,and displays them on the online platform through the Internet.Users can search the houses with their own conditions according to the geographical location and individual needs to conduct a short-term leasing.For enterprises and users,online short rent reduces the cost of money and time that traditional enterprises require,and it also cuts costs of supply and demand.For the whole society,short online rent increases the efficiency and the allocation of land resources.The socialization of idle real estate is different from the traditional profit-oriented activities.This article apply the related literature and the impact of sharing economy as the entry point,dissecting the origin,growing up and business models of the short online rental industry,stating how sharing economy transform traditional short leasing industry to current one.Regard multiple typical short online rental companies at home and abroad as analysis objects,through comparative analysis of the development situation,the size of the market and business models,summarizeing the similarity and respective pros and cons of existing short online rental business model and profit mode.And putting forward some reasonable suggestions to the improvement of business model.The most developing online short rent industry in China imitate and even directly copy the business model of foreign enterprises.Due to the differences of politics,culture and economy,the mature business models and profit models of foreign countries are not suitable for China’s market.It is needed to find the online short rent development path with Chinese characteristics.In order to find out the answer to the above problem,this paper comes up with the innovations of existing online short business model and sharing economy’s applying in traditional hotel industry,put forward to the future prospects of online sharing,summarizes the deficiency of this paper and the conclusion.Expressing expection to the prospects of online short rental industry,and drawing a conclusion.更多还原
