BIM技术在既有建筑改造建设期精细化管理中的应用

【摘要】 改革开放以来,我国的经济发展有了质的飞跃,建筑行业作为我国三大支柱产业之一,也得到了快速发展。我国既有建筑面积已达到500多亿㎡,其中大量的既有建筑由于受当时的技术水平、经济水平以及政策法规的影响,呈现出资源消耗水平偏高、安全性能差、使用功能不满足现状需求等问题。我国既有建筑亟待改造的总量庞大,但是在进行既有建筑改造的进程中又存在诸多的制约性,如:改造的空间、资源以及成本有限,既有建筑信息量缺失严重,设计变更贯穿整个建设期,对工期、质量、成本等把控存在高度不确定性等。面对这样的问题,寻求新的技术方法与管理理念十分必要。本文积极贯彻精细化管理理念,将既有建筑改造建设期各阶段作为精细化管理重点,并应用当前在建筑行业大热的BIM技术,通过对BIM核心技术以及相关软件的应用特点分析,探索既有建筑改造与BIM技术的契合点,以期建立以BIM技术为基础在既有建筑改造建设期精细化管理模式。通过BIM技术在既有建筑改造建设期各阶段管理中的应用研究,实证了BIM技术在既有建筑改造建设期管理中呈现的精细化、规范化、流程化的科学管理模式,从而有效地改善了既有建筑改造建设管理现状,降低了既有建筑改造的成本、提升了既有建筑改造工程的质量、进度及安全,实现了既有建筑改造增效的目的。本文首先通过对既有建筑改造背景及现状的研究,总结归纳出既有建筑改造存在的问题以及应用研究的空白点,从而确定本课题的研究方向,应用BIM技术的参数化、模拟性、可视化等独特的特点,弥补了既有建筑改造的不足之处。然后对BIM技术以及既有建筑改造进行了论述,提出了将既有建筑改造引入BIM技术,从而做到精细化管理的紧迫性。最后重点阐述了BIM技术在既有建筑改造建设期各阶段的精细化管理的应用流程,解决了改造中存在的管理难题,并结合了实际案例,证实了BIM技术在既有建筑改造精细化管理中的必要性和可行性,以期希望对既有建筑改造管理工作有帮助。

【Abstract】 Since the reform and opening up,China’s economic development have achieved a qualitative leap,the construction industry in China as one of the three pillar industries,has also developed rapidly.China’s existing building area has reached about 50 billion square meters,including a large number of existing buildings due to the influence of the prevailing level of technology,the influence on the economic level and the policies and regulations that shows the level of resource consumption became high,comfort became poor,the use of functions didn’t satisfy the current situation demand.The amount of China’s existing buildings need to be transform is huge,but there are many conditionality in the process of existing buildings renovation,such as the transformation of spatial,resources and cost is limited,the information of existing building was serious insufficient,changes throughout the entire construction period,highly uncertainty in control of time,quality and cost,ext.Facing such choke point,it will be the important method to seek new technology method and the management idea.This paper combines the concept of fine management,taking the existing construction renovation period as a fine management objective,and applys it to the BIM technology popular in current construction industry.Through the BIM core technology and application features of related softwares,this paper explores the conjunction point between transformation of existing buildings and BIM technology in order to establish a fine management mode based on BIM technology in the reconstruction of existing buildings.Through the application research of BIM technology in the management of existing building renovation construction period,the paper has proved that the BIM technology is refined,standardized and streamlined scientific management mode in the existing construction renovation construction period,which improves effectively renovation management status of existing buildings,reduces the cost of the existing construction renovation,upgrades the quality,schedule and safety of existing construction renovation projects and achieves the objective of transformation of the existing building efficiency.Based on the study of the background and present situation of the existing buildings,this paper firstly summarizes the problems existing in the existing construction renovation and the gaps in the study,and then determines the research direction of this topic.Optimization,simulation,visibility and other unique features of the application of BIM technology make up for the inadequacies of the existing construction renovation.Then this paper discusses the BIM technology and the retrofitting of the existing construction,and puts forward that the existing construction renovation is introduced into the BIM technology so as to achieve the urgency of finemanagement.At last,the paper mainly elaborates the application process of the fine management of BIM technology in all phases of the reconstruction of the existing building,and solves the management problems in the renovation,and gives some advices on the existing buildings combining the practical cases,confirmed the fine management on the BIM technology in both the necessity and feasibility of the existing buildings,hoping to help the retrofitting management work of existing constructions.
