价值工程在房屋建筑工程设计方案优选中的应用研究

【摘要】 随着改革开放的迅速发展,国民经济的突飞猛进,我国的大型工程项目也随之发展起来,由于工程施工是一个庞大、复杂、作用时间长、对项目的投资金额数目大、所参与的人员数目多,为了能够很好地对工程项目的实施和管理就必须采用合理地科学管理制度。为了能够使项目工程投资成本减少,获取利益最大化,以及满足工程项目的各种功能要求,就必须采用经济和技术相结合的方法,即价值工程理论。鉴于我国建筑行业为了实现项目功能与成本的最优化,则加强了对价值工程的利用和需求,从而使价值进一步得到了发展。目前现有的价值工程在对项目的方案创造与评价、进行对象的选择、对主要信息进行收集、对功能进行评价和分析、对项目的达成情况进行汇报,为了提高项目的价值,减少投资成本,对项目的经济效益和社会效益获得更高,就是依据价值工程为分析导向,使多个相关领域进行协作,来快速地寻找出项目的投入和产出情况。对项目进行成本和功能的分析,进行持续创新,这是进行价值工程应用提高价值的主要目的。论文紧密结合工程实际,在简要叙述了价值工程相关理论之后,紧密联系案例,运用价值工程理论对案例进行研究与分析。首先是对房地产项目设计阶段的内容进行分析,其目的是确定价值工程活动中的功能评价指标;然后用层次分析法(AHP)来计算各功能的指标权重值,并在确定各功能指标权重后,采用专家打分法计算出功能评价系数;再结合成本系数,得到各方案的价值系数,并进行了设计方案价值的评价,选择出最优方案。最后得出结论,价值工程作为一种技术与经济相结合的方法正好迎合了降低成本,提高性能的目标追求,在建筑设计阶段中优选中发挥了很大的效能,对设计方案进行优化,从而提高其功能效果,减少投入,使项目的价值得到提高。

【Abstract】 With the rapid development of reform and opening up, make a spurt of progress of national economy, large-scale projects in China are also developed, the engineering construction is a huge number, complex, long duration of action, the number of projects, large amount of investment in personnel, in order to better implement and management of engineering project so we must adopt scientific management system. In order to make the project cost saving projects. To reduce the cost of investment, profit maximization, and meet the function requirements in the project, we must using the method of the combination of technology and economy, the theory of value engineering. In view of the construction industry in our country in order to realize the optimization of project function and cost, is to strengthen the utilization and demand of value engineering, so that the value obtained further development.Currently existing value engineering in the creation of the program and evaluation of projects, selected object, the main information collection, evaluation and analysis of the function of the reach of project reporting, in order to enhance the value of projects, reduce investment costs, economic and social benefits of the project to obtain higher value engineering is the basis for the analysis-oriented, so that a plurality of related fields to collaborate to quickly find out the inputs and outputs of the project. Analysis of the project cost and functionality, continuous innovation, which is the main purpose of the application of value engineering to improve the value.Paper closely with engineering practice, after a brief description of the value engineering theory, the case closely, the use of value engineering theory and analysis of case studies. Then use the Analytic Hierarchy Process(AHP) to calculate the index weighting value of each function and determine the functional index weight; the first is the content of the real estate project design phase was analyzed with the aim of determining the value of engineering activities in functional evaluation using expert scoring method to calculate the coefficient function evaluation; combined with cost factors, to give the value of the coefficient of programs, and evaluated the design value, choose the optimal solution.Concluded, value engineering as a technical and economic method of combining just cater to reduce costs, improve performance target pursuit, played a big performance in the architectural design stage preferred, to optimize the design, thus improve its functional effect, reduce investment, so that the value of the project is improved.
