【摘要】 中国的房地产市场在“中国特色的市场经济”环境下及其多变。随着社会环境的不断改变,国家宏观政策、货币政策的不断出台和调整。房地产企业经营状况愈发困难。目前项目组合管理理论在快速发展中,其对于房地产企业的意义愈发重要,它有显著的理论价值与大量应用前景,能够给予企业有力的保障使其可进行“可持续发展”。战略能够使房地产企业主动地去创造自己的未来,这是企业能实现长期目标关键。房地产企业的任何项目是不能随意挑选或由行政命令强行安排或随机得到的,必须是根据长期发展战略目标分解得出和设计与安排的。项目组合管理必须与企业战略目标紧密结合才能发挥其真正优势。本文在分析总结后继而得出本文综合研究框架:首先,将战略管理与项目组合管理结合,以战略指导企业发展,这将提高项目组合管理水平;其次通过组织结构的变革、管理流程上的规范将有利于提高项目组合管理的质量;最后梳理进行项目组合优选、评价和后评价的内容。成功应用项目组合管理理论进行项目开发的企业,将获得业内巨大的竞争优势。更多还原

【Abstract】 In the "Chinese characteristic market economy" Chinese real estate market environmentand are changing. As the social environment changes, the constant introduction of national macro policy, monetary policy and adjustment. Real estate business survival increasingly difficult. With the rapid development of project portfolio management theory, project portfolio management is becoming more and more important for the real estate enterprises,project portfolio management has theoretical value and application is very obvious advantages, provides a powerful guarantee for the sustainable development of enterprises under the changeable environment. Strategy is a way for enterprises to achieve long-term goals, it makes the enterprise more active rather than passive to create their own future.Any real estate project is not free to choose or assigned by executive order to or obtained randomly, must be based on the development of long-term strategic goals and the design and arrangement of the decomposition obtained. Project portfolio management and enterprise strategy must be combined in order to play its real advantage. Based on the analysis of the framework of comprehensive study of the following: first, the combination of strategic management and project portfolio management, under the guidance of the strategy of enterprise development, which will improve the level of project portfolio management; secondly, through the transformation of organizational structure,management process specifications will be beneficial to improve the quality of the project portfolio management; finally sorting the project portfolio selection, evaluation and post evaluation.Successful application of project portfolio management theory to development of enterprises, will get a huge competitive advantage in the industry.更多还原
