成本控制管理信息系统的研究与实现

【摘要】 房地产企业发展的本质所在是对成本进行科学有效的控制管理。本文结合成本控制管理原理将企业正在施工所进行的项目作为基础,按照急需企业能够自己通过自动化的信息技术来处理对成本的控制,搭建并完成了符合房地产企业自身实际发展需求的成本控制管理信息系统的框架与方法。媒介采用良好的交互平台,通过对各类相关信息的成本采取提取、整合、统计和分析的相关手段措施来提供给使用用户,用图表或文字的形式将用户需求的各类信息成功展示出来。在本文中所完成的主要工作有:①分析了课题的研究背景、来源与意义,并对成本控制管理在国内外的研究使用状况进行了简要阐述。②对符合企业实际发展需求工程项目的成本控制管理进行了认真的研究分析,它将会主要使用到的相关技术及方法有:系统的动态管理,Activiti工作流,Struts2+Mybatis框架组合与实现,平台部署。③明确了房地产成本管理系统的开发目标,分析了用户的需求,给出了系统详细的设计原理及思路,设计出了系统的功能模块架构,并根据功能将其主要划分为目标成本管理模块,动态成本管理模块、成本报表管理模块、用户管理模块和权限管理模块这5个模块,最后再对数据库进行相应设计。④对系统所设计出的各个功能模块进行详细的设计与实现,采用基于MVC模式的Struts2框架+基于JAVA的Mybatis持久层框架作为系统实现的主要框架,结合系统的动态管理方法与Activiti工作流引擎的实现来统计分析操作在项目管理过程中复杂的流程与数据,成功完成之后将系统通过虚拟化技术部署到中标麒麟安全云管理平台的操作系统上,让系统的稳定性和安全性得到了提高。⑤部署成功完成之后,再对该系统做了详细的测试,包括登陆界面测试,性能测试,功能测试以及文档测试,了解了系统的应用情况,并通过试验知道了该系统符合房地产公司的实际发展需求。结果表明:当使用该系统的同时用户数逐渐增大时,系统的反应时间同样保持在3秒内,除了能对系统环境进行长期测试且稳定性好外,它的错误率也很小,不但具有可靠正常的功能,而且系统的可维护性与安全性也是很强大的。

【Abstract】 The essence of real estate enterprise development is to control the cost scientifically and effectively. Combining cost control principles of management of the enterprise is the construction of the project as the basis, in accordance with the enterprises need to own through the automation of information technology to deal with on the cost control, build and complete the conforms to the real estate enterprise own actual development demand of cost control structure and method of management information system.Media used a good interactive platform, through the cost of all relevant information extraction, integration, statistics and analysis of relevant measures to take to provide to the user, user needs all kinds of information displayed in the form of chart or text. The main work done in this paper is:① This paper analyzes the background, source and significance of the research, and briefly expounds the use of the research of the cost control management at home and abroad.② To conform to the enterprise actual development demand of the project cost control and management of serious research and analysis, it will mainly use the techniques and methods: dynamic management system, the activiti workflow, Struts2+Mybatis framework and implementation of, the deployment of platform.③ A clear goal of cost management system of real estate development, analyzes the needs of the users, gives the system detailed design principles and methods design the function module of the system architecture, and divided into main target cost management module, dynamic cost management module, cost statements management module, user management module and authority management module of the module. Finally, the database were designed according to the function.④ The system design of each function module of detailed design and implementation, using based on MVC pattern Struts2 + based on Java mybatis persistent layer framework as the main framework of the system, combined with the system of dynamic management method and the activiti workflow engine implementation to statistical analysis operations in the project management process in complex process and data. After successful completion of the system through virtualization technology deployment into neokylin cloud management platform operating system, so that the stability and security of the system is improved.⑤ After the deployment has successfully completed, then the system do the detailed test, including landing interface testing, performance testing, functional testing and test documents, to understand the applications of the system, and through the test know the system conforms to the real estate company’s actual development needs. Results show that: when using the system at the same time, the user number increases, the response time of the system remains the same in 3 seconds, in addition to the environment of the system of long-term test and stability is good, the error rate is very small, not only has the function of normal and reliable, and system maintenance and security is also very powerful.
