【摘要】 房产估价系统是对为了委托机构和评估机构之间的业务往来建立桥梁,进行合理的分析、划分,利用计算机软件工程理论和房地产评估标准,实现有关评估机构与委托机构能对信息与资源的共享和交换,减轻业务人员工作量,提高工作效率,完成评估任务和工作。本文叙述了从房地产评估调研开始,经历了系统的需求获取、需求分析,再到总体设计、详细设计、数据库设计,最后实现房产估价系统的全过程。其中对房地产评估行业进行了需求调研了解房地产评估需要系统实现什么、什么样的数据能满足系统的需求,还有上层领导想看到的统计分析表格和图形,对此查阅了有关的资料。在调研中,收集到许多关于评估的表单,对这些表单进行分析,在与用户交涉进行沟通确认,根据上述需求信息进行系统的需求分析,应给出系统分析的意见,并对评估流程合理性、正确性,通过软件设计人员和现场业务代表进行确认。其次,在对系统进行总体规划与设计,并确定软件技术架构,由Spring架构思想与前端页面JSP、Struts,在与ORACLE数据库进行结合,并形成系统的基本框架。系统由模型层视图表现层、业务层、逻辑控制层和数据持久层等四层结构组成。通过需求调研和系统分析,系统可由用户登录管理、委托业务管理、估价业务管理和系统维护管理等功能模块组成,采用UML类图进行系统的功能设计,对后系统所需的表结构进行了数据库设计。综上所述,结合需求分析、功能详细设计、数据库设计来实现房产估价系统管理。更多还原

【Abstract】 Property valuation system is to delegate business dealings between the institutions and assessment agencies to build bridges, a reasonable analysis, division, using computer software engineering theory and real estate appraisal standards, to achieve the assessment agencies and client organizations to share information and resources and exchange, reducing operational staff workload, improve efficiency, and work to complete the assessment task.This paper describes the investigation from the beginning of real estate assessments, experienced system requirements elicitation, requirements analysis, to the overall design, detailed design, database design, and finally realize the whole process of property valuation system. Which the real estate appraisal industry conducted a needs assessment survey to understand what the real estate needs of the system to achieve, what kind of data to meet the system requirements, as well as the top leadership of the statistical analysis to see tables and graphs, this access to the relevant information. In the survey, to collect assessments on many forms, these forms are analyzed in negotiations to communicate with the user to confirm, the system needs based on the information needs analysis, system analysis should give advice, and to assess the reasonableness of the process correctness, confirmed by software designers and field service representatives. Secondly, the system overall planning and design, and to determine the software technology architecture, thought by the Spring framework with the front page of JSP, Struts, in combination with the ORACLE database and form the basic framework of the system. System performance model layer by layer views, four-layer structure the business layer, control layer and logical view the presentation layer components. By demand for research and systems analysis, system management by user login, commissioned by the business management, business management and valuation systems backstage management function modules, the system uses UML class diagram of the functional design of the system is required to conduct a database table structure design.
