【摘要】 石家庄市物业管理起步于1995年,历经20年探索发展,物业服务从最初的简单、粗放型管理逐步转变为综合、集约化管理,融入到业主生活、学习和工作之中,成为与日常生活密不可分的一种服务方式。从缺少物业管理的老旧小区到优质服务的高档住宅;从写字楼、商业建筑的商务服务到住宅小区的生活物业;从企事业单位、学校、医院、机关后勤的物业服务到市场公开化物业服务。石家庄市绝大多数领域已覆盖物业管理,成为居民学习、工作和生活不可或缺的一种服务方式。本文通过分析石家庄市物业服务企业资质等级结构、物业服务企业规模结构、物业项目分部区域结构、物业管理服务品质结构、物业服务企业从业人员结构等数据得出影响石家庄市物业管理服务水平的相关因素。通过对比香港、深圳等一线城市的物业管理行业发展状况、政策制定、市场环境现状等因素,找出存在的不足与差距,提出和改善石家庄市物业服务企业的发展目标和战略选择。以石家庄本土ZD物业服务有限公司为案例,通过外部分析、内部分析为切入点,剖析对物业服务企业的影响,制定企业的最佳战略。同时提出政府部门和物业行业监管的不足,提出研究对策,提升物业服务企业的服务质量。全文以石家庄市物业管理服务最新数据为依托点,运用文献研究、调查研究、理论与实际相结合的研究方法,成为论文的一大创新点,为提出适合石家庄市物业管理服务的研究对策和方法打下坚实基础。更多还原

【Abstract】 Shijiazhuang city property management started in 1995, after 20 years of exploration development, property services from the original simple, extensive management step by step into a comprehensive and intensive management, integrated into the owners live, study and work, become a kind of service mode and daily life are inseparable. In this article, through analysis of Shijiazhuang realty service enterprise qualification level structure, the structure of the realty service enterprise scale, property projects division of the regional structure, the property management service quality structure, the structure of the realty service enterprise staff and other data from the related factors influencing the Shijiazhuang city property management service level.By comparing the first-tier cities such as Hong Kong, Shenzhen property management industry development status, policy and market environment factors, find out the deficiencies and the gap of Shijiazhuang city and to improve the realty service enterprise development goals and strategic choice.
