【副题名】以“天润康园”小区为例

【摘要】 目前,为了防止经济过热,我国实施了一系列宏观调控政策,使得房地产的项目开发环境发生了巨大的改变。同时在我国加入WTO以来,国外房地产公司的大量涌入,国内各专业地产企业迅速成长发展,地产企业间特别是中小地产企业间的竞争将日趋激烈。同时,随着市场经济的发展,人民生活水平和生活质量的不断提高,一方面人们对住宅需求量提高,另一方面人们对住宅质量的要求和价格更加苛刻。这样一来,对于房地产企业来说,住宅项目既要满足人们高质量、低投入的地产市场需求导向,还要考虑地产企业自身投资收益的实现,如何解决这两者的矛盾,成为地产企业亟待利用有效地管理手段来解决的难题。对于商业地产企业来说,住宅小区项目的进度决定了项目完成所需的成本预算、资源配置、工程质量等一系列问题,是体现该地产公司管理水平的关键问题,在项目管理中占有至关重要的地位。而住宅小区项目进度控制,更是有效解决地产市场需求导向与地产企业投资收益的实现之间矛盾的主要举措。本文以云南龙润置业有限公司开发的“天润康园”住宅小区项目作为研究对象,认真分析此项目的研究背景及国内外研究现状,结合房地产项目管理的基本理论、基本方法,找出房地产项目实施进度控制的必要性。利用前人已经研究出的“影响工程项目进度控制的因素”以及解决这些因素的措施,结合“天润康园”小区项目自身实际,找出该项目影响进的控制的因素和难点问题,并采取相应措施和方法予以解决,以保证“天润康园”小区项目最终工程目标的实现,为住宅小区项目的进度控制起到借鉴作用。更多还原

【Abstract】 At present, in order to prevent the economy from overheating, China has implemented a series of macroeconomic regulation and control policy of real estate development projects, and makes a huge change environment. Thus, for real estate enterprises, to meet people’s residential projects with high quality and low cost of real estate market demand orientation, consider real estate enterprises investment, how to solve this contradiction, become both property management enterprises to use effective means to solve the problem.For commercial real estate enterprise, residential project schedule for the project finished decision cost budget, resource allocation and engineering quality is a series of problems, such as the real estate company management level, the key problems in project management occupies important position. And residential project schedule control, effectively solve the real estate market demand orientation and real estate enterprise investment gains of the contradiction between the main measures.
