【摘要】 企业知识管理日益成为企业生存与发展的关键。由于房地产业是国民经济与社会发展的支柱产业,中国房地产业正处于向规模化、品牌化、规范化运作的转型时期,所以,研究我国房地产企业的知识管理,就越发有其特殊的必要性。虽然此前有许多关于知识管理的文献,但是具体针对我国房地产企业进行知识管理的探讨却很少。本文围绕房地产企业的经营特点,研究和探讨了我国房地产企业知识管理系统的构建、知识管理实施与知识管理绩效评价,这对我国房地产企业竞争力的提升、房地产行业的发展具有重要的现实意义。论文在分析了知识管理研究的背景后,提出了房地产企业进行知识管理的必要性和行性:并且阐述了有关房地产企业和知识管理的理论基础,论述了知识管理的概念和内容框架;分析了目前我国房地产企业存在的问题以及我国房地产企业实施知识管理的现状,在此基础上,论述了房地产企业知识流程并提出建立知识管理系统;论述了房地产企业怎样结合实际情况实施知识管理,即通过信息技术、组织结构、企业文化的支持来实现房地产企业知识管理;进而提出了评价指标体系并建立了评价模型;最后,运用了数据包络分析(DEA)模型对房地产企业知识管理运行绩效进行评估,并对模型进行实证分析,找出企业存在的问题并提出改进目标,为分析房地产企业知识管理运行绩效提供了科学的评价方法。希望通过本论文对房地产企业知识管理系统性的研究,为我国的房地产企业在进行知识管理和资源整合方面提供理论指导,并为房地产企业进行知识管理提供评价分析工具。更多还原

【Abstract】 Knowledge management of enterprise has gradually become the key of survival and development of enterprise. Because real estate is the mainly support industry of national economy and development, the real estate is in the period of the operation of large-scale, brand and standardization. Research on knowledge management(KM)of real estate enterprise is particularly needed. However, almost no research has been done regarding how to combine knowledge management with the real estate enterprise. Surrounding the management characteristics of the real estate enterprise, this paper researches and discusses the establishment of knowledge management system of the real estate enterprise, it also researches and discusses the implement and the evaluation systems of knowledge management of the real estate enterprise. It has important practical significance to the improvement and the development of the competitiveness of the real estate enterprises.After analyzing the background of the knowledge management research, this paper puts forward the necessity and the possibility for the real estate enterprises of practicing KM; This paper elaborates the theories foundation of the knowledge management, putting forward the concept and contents frame of the knowledge management; It analyzes the problem of the real estate enterprise, it also analyzes the status of knowledge management. On this foundation, this paper discusses knowledge management system and the knowledge flow of the real estate enterprise; It discusses that way of the real estate enterprise on how to implement the knowledge management combining to the actual instance, it will carry on knowledge management through the support of information technology, organizational structure, corporate culture. This paper also puts forward an evaluation index system and an evaluation model. Lastly, this paper has used data envelopment analysis (DEA) model to analyze the revolution performance of the knowledge management and it has carried on a real example, it also has found out the problem of the enterprise and carried on improvement. This paper has offered a scientific estimate method in analyzing knowledge management of the real estate enterprise.Hope that through this paper’s systematic research on knowledge management of the real estate enterprise, it will provide theoretical guidance in knowledge management and resources integration of real estate enterprise of our country, and it will also provide a evaluation tool to knowledge management of the real estate enterprise.更多还原
