【摘要】 近年来我国房地产业发展是否与经济社会相协调成为人们讨论最为热切的焦点之一。国外美国基于房地产信贷引发的次贷危机给美国国民经济乃至全球经济造成严重的负面影响。可见,房地产业的持续健康发展已经成为社会进步和经济发展的前提和基础,而房地产业明显的区域特性,使得房地产业与区域经济发展之间有着“一荣俱荣,一损俱损”的密切联系,由此,房地产业与区域经济的协调发展成为房地产业健康发展的前提和基础。因此对房地产业与区域经济的协调关系研究已成为一个重要课题。本文主要采用定性和定量、理论和实证相结合的研究方法,对广西房地产业与区域经济协调发展的问题进行了较为全面深入的研究。本文的主要内容包括:首先,对房地产业与区域经济发展之间的互动关系进行了分析,并对房地产业与区域经济之间的协调关系进行了理论构建,认为房地产业与区域经济之间的协调关系主要有四个方面的内容:房地产业发展水平与区域经济发展水平之间的协调;房地产投资与区域经济发展之间的协调;房地产价格与区域经济发展之间的协调及房地产内部结构与区域经济发展之间的协调。依据四方面的协调关系,确立了房地产业与区域经济协调发展的评价标准。其次,以房地产业与区域经济协调关系的理论为基础,对广西房地产业与经济的协调性进行了实证分析,结果表明,从整体上讲,广西房地产业与区域经济发展基本协调,包括:广西房地产整体发展水平、房地产投资、房地产价格及房地产供求结构与区域经济基本协调。但同时实证分析也表明,广西房地产业发展区域不平衡,区域差异显著。最后,分析了目前广西房地产发展存在的主要问题如区域发展不平衡,部分地区土地价格增长过快,投资结构不尽合理、金融体系不尽完善等。并在对这些问题的成因进行相关分析的基础上,探讨了相应的对策建议,包括针对不同区域制定房地产区域发展战略,规范土地市场,引导土地竞拍理性竞争,加强房地产开发计划管理,优化房地产投资结构,完善房地产金融体系等建议。更多还原

【Abstract】 In recent years whether the development of real estate industry coordinates with the economy and the society becomes one of most earnest focal points discussed by people. the US loan crisis initiated by the real estate credit has brought great negative influence to US economy, and even the global economy. Obviously, sustainable and healthy development of the real estate industry has already become premise and the foundation of social progress and economic development. But obvious regional characteristics of the real estate industry caused the close relation "a glory all glory, as soon as damaged all damaged" between the real estate industry and the region economy development. Thus, coordinated development of real estate industry and region economy is the premise and foundation of the real estate industry healthy development. Therefore the study about coordinated relations between real estate industry and regional economy becomes an important subject. Employing the method of qualitative and quantitative combined, theoretical and empirical combined analysis, this paper conducted an overall thorough research to the coordinated development of Guangxi real estate industry and Guangxi regional economy.Main contents of this paper include: First, analysis interactive relations between the real estate industry and the regional economy development, and carry on the theory construction about the coordinated relations of real estate industry and the regional economy. And conclude that the coordinated relations of the real estate industry and the region economy mainly consist of four aspects: coordination between real estate industry development level and regional economic development ; coordination between real estate investment and regional economic development; coordination between real estate price and regional economic development , coordination between real estate internal structure and regional economic development .Based on the four coordinative relations, the paper established the evaluation criteria for coordinated development of the real estate industry and the regional economy. And corresponding countermeasures are given based on the analysis of cause of these questions, including constitute real estate regional developmental strategy in view of different region, regulate the land market ,the enhancement property development project management to real estate industry, perfect real estate finance system, standard land market,establish and consummate the housing safeguard system and so on.更多还原
