【摘要】 房地产业在未来很长的一段时间内，将成为拉动我国经济发展的支柱产业。广州作为华南地区的中心城市，房地产业的引擎作用更加显著。房地产业迅速发展的同时，也带来了一系列的问题，国家为此颁布了“国八条”、“新六条”、“国十五条”等政策进行宏观调控，调控主要是针对房地产投资增长过快，房价过高，居民住房难等问题。其中房价问题，也是居民最为关心、最为敏感的问题。如果当地居民不能承受高房价，而靠炒作和投机来推动房地产的虚假繁荣，这种繁荣是不能持久的。笔者通过对广州近年来的宏观经济环境和衡量房价各项指标的研究，并建立房价与地价的关系模型、房价决定模型及房地产泡沫监测指标体系等进行实证研究，目的在于较为客观地、科学地评价居民的房价承受能力。在此基础上，笔者通过对广州消费者进行问卷调查和分析，从基础性工作、政府引导性策略、强制性措施等三个方面着手，对广州解决居民住房难问题及相关问题的提出了可行性建议，从而推动广州房地产行业的长期健康发展。更多还原

【Abstract】 The real estate industry will become pulling to move an economic development of our country to pay pillar industry in the future very long period of time. Guangzhou is a the center city of the south region, the engine function of the real estate industry shows more. While the real estate industry is developping quickly also brought the problem of a series, the nation promulgate"country eights","new sixeses"s,"country 15s" for this etc. the policy carry on a macro view to adjust to control, adjusting to control mainly is increased to the real estate investment quick, the building price lead high, residents’ housing difficult etc. problem. Among them, the building price problem is also residents most for concern, the most impressionable problem. If the local residents can’t bear high building price, but depend to fry to make with the speculation to push real estate of deceitful prosperity, this kind of the prosperity can not last. The writer pass to Guangzhou in recent years macroscopic economic environment with measure the building price various researches of index signs, and build up the relation model, the building price of the building price and ground price to decide model and the real estate foam monitor index sign system etc. carry on the substantial evidence research, the purpose lie in compare objectively, science ground evaluate residents of the building price bear an ability.
