【摘要】 当前，我国房地产业正处于新一轮的发展高潮。“居者有其屋”是事关千家万户安居乐业的大问题，更是全面建设小康社会的主要目标之一。正确认识和处理市场与政府的关系，进一步加强和改善政府对房地产市场的宏观调控，保持房地产业持续、健康、稳定地发展，仍然是摆在我们面前的重要课题。本文首先比较分析了我国房地产市场的三次宏观调控，进而深入探讨了历次宏观调控的成败得失，并详细剖析了当前我国房地产市场宏观调控中存在的问题与原因，在坚持国家宏观调控的基础上，提出了完善我国房地产市场宏观调控体系的一些具体措施和建议。文章最后认为，随着宏观调控的深入和各项措施的贯彻落实，宏观调控的效果将在今后几年逐渐显现。更多还原

【Abstract】 At present, China’s real estate development is at a new round of high tide. That "Person who lives has his house" is a big problem concerning huge numbers of families enjoying a good and prosperous life. What’s more, it’s one of main targets of build a well-off society in an all-round way.Correctly understanding and handling the relationship between the market and government, reinforcing and improving the government’s macro-economic regulation to real estate market, keeping real estate maintaining a sustained, healthy and steady development, all these still are important tasks before us. First of all, this paper compares and analyses three macro-economic regulation of China’s real estate market. Then, discuss successes and failures of each macro-economic regulation deeply. Further more, analysis the problems of current China’s macro-economic regulation of real estate market in detail. On the basis of persisting government’s macro-economic regulation, it brings forward some specific steps and advices to perfect China’s macro-economic regulation system in real estate market. Finally, the article concludes that along with the deeply-going of macro-economic regulation and implement of all measures, the effects of macro-economic regulation will gradually become visible in the coming years.更多还原
