【摘要】 在城市发展的历程中,城市更新是释放城市发展活力最重要的一个环节。对于改善城市自然、社会环境,优化城市土地利用结构,释放城市土地潜在利用价值等都具有重要作用,而正是由于这一作用,使得城市更新对整个城市房地产市场都具有巨大影响。因此对此进行深入研究就显得非常必要了。但是国内的研究仅仅处于起步阶段,且大多集中在规划思想领域,相关的经济学分析较少。 本文正是从经济学角度分析城市更新对城市房地产市场的影响。主要从需求与供给两个方面分别进行研究。通过建立市场影响机制模型,研究市场需求量、价格、地块容积率等指标的形成、确定,从市场均衡、成本收益平衡及土地开发强度控制的角度定性、定量地对此影响进行分析,并根据上海市城市更新的实例,对得出的规律性结论进行验证,以期对将来的城市更新工作提供指导。更多还原

【Abstract】 In the development of city, urban renewal is one of the most important factors of releasing city development vigor. It’s important to improve city nature and social environment, to optimize structure of city land utilization, to release the latent value of city land, and so on. Resultingly mentioned above, urban renewal has huge influence on the real estate market of the entire city. Therefore it deserves extremely necessary to go into the research. But the domestic research is merely at the start stage, and mostly concentrates on the planning realm, and interrelated economic analysis is devoid.This article precisely analyzes the influence of the urban renewal on real estate market of the city in the point of view of economic. It’s mainly focused on demand and supply .By establishing the model of market influence mechanism, researching how the targets such as market demand, price, FAR coming into being, and analyzing this impact from both the qualitative and the quantitative in the point of the market balance, the balance between the cost and the income, and the control of the intensity of the land development. Also the article validates the obtained inerratic conclusion,according to the example-Shanghai. So the coming urban renewal work can beguided.更多还原
