熵权系数优化模型在综合型房地产投资决策中的应用

【摘要】 本文引入了综合型房地产投资决策的概念,对综合型房地产投资决策的构成要素、意义、体系与程序进行阐述,通过房地产市场结构、市场指标和房地产市场现状这三个方面的系统分析,提出综合型房地产的经济评价指标,并结合房地产市场对影响综合型房地产技术经济指标的因素进行了探讨。其次在熵及熵权的基本原理分析的基础上,以经济评价指标为基础数据,建立熵权系数优化模型。最后将模型应用于实例,以论证该模型的科学合理性与实用性。 通过本文的研究与分析比较,作者认为采用熵权系数优化模型进行综合型房地产投资决策的分析评价是可行的,并得出以下结论:(1)熵权系数优化模型在综合型房地产投资决策中的应用,使项目评价最大限度地减少了人为因素的影响,从而增强了评价的真实性和科学性,使决策更加理性化。(2)该优化模型合理有效,有助于综合型房地产的投资商或决策者从房地产市场和企业的实际出发抓主要矛盾(关键因素),有一定的实际应用价值和指导意义。(3)本优化模型既体现了多准则决策,又可利用线性规划的软件方便地进行计算。
【Abstract】 Starting with the analysis of the concept of investment decision-making of composite real estate project, this paper states the essential factors, significance, system, procedure of investment decision-making of composite real estate project, and advances the economic evaluation index of composite real estate project based on detailed research into market constitution, index, current situation of real estate. Meanwhile this paper studies the main influential factors of economic index of composite real estate project according to the analysis of the real estate market. Then, on the basis of the foundational analysis of entropy and entropy coefficient, the optimized entropy coefficient model is built. Thereafter the model hereof is applied in a project to demonstrate that it is reasonable and practical.Through the analysis and comparison, the author considers that it is feasible to apply this model in investment decision-making of composite real estate project, and draws the conclusions as follows:(1) The appliance of this model reduces the influence of subjective factors to the investment decision-making of composite real estate projects, therefore the evaluation is more scientific and truer, the decision-making is more rational as well.(2) This model is reasonable and valid. As a guide and its appliance value, it is helpful to investors or decision-makers to pay attention to the dominating factors.(3) This method embodies the qualities of multi-criteria decision-making and it is convenient to be calculated with linear programming software.
