【摘要】 本文将自二十世纪九十年代以来，在美国等西方发达国家兴起并风靡全球的“业务流程再造”(BPR——Business Process Reengineering)管理思想，结合“价值链管理”(VCM——Value Chain Management)，创造性的导入房地产企业管理领域，针对我国房地产企业的现存问题和独特价值链条，对房地产企业基于价值链的业务流程再造(VC—BPR)这一崭新课题进行有益的理论和实践探讨。 本文首先从国内外制造企业BPR的实施综述作为切入点，对流程再造在国内外制造企业如火如荼的开展之势做出感性阐述，然后结合目前我国房地产企业的现状、存在问题以及房地产企业与工业制造企业在管理改革模式上的融合趋同分析，将基于价值链的流程再造导入房地产，提出在房地产企业开展VC—BPR的必要性。由此引出本文的重点理论内核——对VC—BPR的理论透视。 在结合理论研究和对我国房地产企业流程现状分析的基础上，本文对VC—BPR理论在房地产企业中的应用进行了有针对性的实践探讨。重点对房地产企业基于价值链的流程再造从整体的实施策略、实施程序、方法体系和具体的核心流程(投资决策流程、营销流程、采购流程)及同步工程(人力资源重塑、企业文化再造)的再造实施操作，这两个层面进行了实证分析和阐述。最后，为了成功指导VC—BPR在房地产企业的顺利开展，论文简要对制约VC—BPR成败的几个因素进行了分析。更多还原

【Abstract】 This thesis creatively channelling the manage theory of "Business Process Reengineering " (BPR) which rise in U.S.A. and the western developed country, and fashionable global since 1990s, " and " the value chain management " (VCM) into the business administration field of the real estate, direct against the extant questions of real estate enterprises of our country and unique value chain , carry on the helpful theory and practice discussion to this brand-new subject that the business process reengineering based on value chain (VC-BPR ) of real estate enterprise.This thesis regarded the implementation survey of domestic and international manufacturing company carry on BPR as the breakthrough point at first, give perceptually explain to the tendency of "Business Process Reengineering " (BPR) development like a raging fire of manufacturing company at home and abroad , then combine the analysis of our country real estate enterprises current situations , existing problems , the real estate enterprise and industrial manufacturing company integration on the mode in management reform , channelling the business process reengineering based on value chain ( VC-BPR ) into the real estate, put forward the necessity of launching VC-BPR in real estate enterprises. Therefore draw the theory kernel of this thesis -Perspect of the theory VC-BPR.On the basis of combining the theoretical research and analysing enterprise’s current process situation of real estate of our country, this thesis has carried on the pointed practice discussion to the application in real estate enterprises of VC-BPR theory. Give VC-BPR of real estate enterprise from the whole implementation tactics especially, the procedure of implement , method system and concrete key process (investment decision process , marketing process, processof purchasing), and synchronous project (human resources reinvent , corporate culture rebuiding) Implement operation these two aspects analyse and explain the real example. Finally, for instruct VC-BPR in real estate enterprise smooth development , thesis briefly discuss the factors to restrain VC-BPR success or failure.更多还原
