【摘要】 摘 要 我国过去住房分配所实行的是福利分配制度，随着改革开放的进行，原有的住房分配制度显现出了不少的弊端，严重制约了社会经济的发展。本文通过对福利制分配时期住宅存在的问题进行分析，抓住住宅商品化以后所发生的各种变化，以及出现的新问题、新矛盾，从自然和社会两方面找到众多对商品化住宅的影响因素，从而发掘出商品化住宅较以前福利分配制时期的住宅所具有的新的特点。综合现在市场上商品住宅设计所应用的种种新理念，对未来商品化住宅的发展方向提出了初步的设想。认为未来的商品化住宅必须具有“前瞻性”和“独创性”的新理念，必然是在进一步强化商业特征的同时，通过具有地方特点的生态技术作为技术保障，来实现其更多的人性特征和环境意识，实现从“贵族”到“平民”、从“以人为中心”的“以人为本”到“以环境为中心”的“以人为本”的根本转换。论文也对适应新型商品住宅设计的思路及方法进行了一定的研究，提出必须制定相应法规，让建筑师参与到前期策划的工作中；同时，商品住宅的设计也应加强对市场和购买人群的调查研究，融入新思维，进行适应性更强、更有生态保护意识、更有针对性的设计才是商品住宅设计的未来之路。更多还原

【Abstract】 AbstractIn the past time, house assignment followed a welfare distribution system in China. With the on going reform and opening-up, many shortcomings of the existing house distribution system have turned up, which have seriously restricted the development of social economy. Through the analyses to the housing problems in welfare distribution period and the various changes since the commercialization of the houses as well as the new problems and contradictions appeared with the trend, this thesis tries to find out factors that have impacts on the commercialized houses from two respects of the nature and the society, so as to explore the new features of the commercialized house comparing with that in welfare distribution period. The thesis also put forwards some preliminary ideas for the developing direction of the commercialized houses in the future by synthesizing all sorts of new ideas applied in the commercialized house design in today’s market. The thesis believes that the future commercialized houses must have new ideas that are "perspective" and "original". They should realize human natures and environmental awareness, and realize the transformation from "the noble" to "the common" and from the "people first" of "regarding people as the center" to the "people first" of "regarding the environment as the center" through the technical guarantee with the ecological technology with local features and by further strengthening the commercial features at the same time. The thesis also carries out some research to the train of thought and methods that appropriate to the design of the new-type commercialized house and proposes the future road of commercial houses design that corresponding regulations must be stipulated to involve the architects in the preliminary planning works; and that <WP=5>the design of the commercial houses should be strengthened with the study of the market and the buyers so as to incorporate new ideas to realize more adaptable, more aware of the ecological protection and with more certain direction.更多还原
