【摘要】 作为内地最主要的外商投资来源地,香港在投资内地房地产市场方面表现活跃。本文在合理假设、构建指标体系的基础上,基于主成分分析法,利用内地25个主要城市的截面数据,测算香港在这些城市的各项指标得分,通过多元回归模型将各主成分对其解释变量做进一步回归和深入分析。研究结果表明:区位条件、集聚因素、市场开放程度、经济发展水平及基础设施对香港投资内地房地产市场的区位布局选择具有显著正效应影响。其中,区位条件是首要因素,集聚因素和城市开放度次之,经济发展水平和基础设施也有一定影响。更多还原

【Abstract】 As the biggest source of foreign investment in mainland, Hong Kong has been active in investing in mainland real estate market. Based on reasonable assumptions and by constructing the index system, this paper looks at the cross-sectional data of 25 major mainland cities and uses the principal component analysis(PCA) method to calculate the score of Hong Kong in each indicator of these cities.Then the multiple regression model is used for the regression and in-depth analysis of the explanatory variables of each principal component. The results show that the geographical location, agglomerationfactors, market openness, economic development level and infrastructure have significant positive effects on the geographical choice of Hong Kong investors in mainland real estate market. Geographical location is the most important factor, followed by agglomeration factors and urban openness, and then the level of economic development and infrastructure.更多还原
