城市土地价值最大化的实现难题与解决途径

【摘要】 界定土地价值最大化的涵义 ,分析影响城市土地价值最大化实现的难题 ,提出解决途径。研究结论 :城市土地价值最大化的实现途径包括 :( 1)建立规范的经营性项目国有土地使用权招标、拍卖制度 ;( 2 )调整房地产市场结构 ;( 3 )控制土地经济效益 ,彰显生态效益和社会效益

【Abstract】 The paper analyses the difficult problems with regard to achieving Maximum Value of Urban Land, and then concentrates on the ways for dealing with that include: establish rational system of bidding and auction of state-owned land use rights; re-adjust real estate market structure; control land economic returns and emphasis on ecological and social benefit.
