【摘要】 我国推行城镇土地分等定级制度已有十多年的历史.《城镇土地分等定级规程》为土地定级提出框架要求.文中阐述了天津市中心城区土地定级采用的技术方法和准则,对首次完成的土地分用途定级结果与1998年的综合定级结果进行对比分析,探究土地级别更新的主要原因.在此基础上,提出合理利用土地、提高土地资源配置效益的建议.更多还原

【Abstract】 The urban land grade system used in China has been developed over ten years. The current system provides a framework for grading urban land according to the extent to what physical,social and economic indicators affect on the land quality. The technique and regulations of urban land grade classification on the urban area of Tianjin were addressed in this paper. Both housing and commercial lots into ten principal grades are classified. Grade 1 is the best quality and grade 10 is the poorest quality. Industrial lots is classified into eight grades. The quality order is in the same way as the above. On the basis of comparative analysis on the land grades classified, some suggestions on the reasonable use plan of land s offered in order to promote land use efficiently and get the best benefits from it.更多还原
