【摘要】 本文主要研究房地产投资及其混沌控制，在分析房地产投资的基础上，对房地产投资进行混沌控制，以实现房地产投资与区域经济可持续协调发展的目标。本文主要研究内容如下：1. 分析房地产的特性和多重属性；在分析房地产业的特性、经济职能和运行机制基础上，确定房地产业是国民经济的支柱产业；最后简要分析房地产投资特性及现状。2. 从宏观角度对房地产投资进行全面的系统研究，对房地产投资中关键的三个组成部分：投资主体、投资规模和投资结构、投资方式进行了深入分析，并确定了房地产投资的关键要素：房地产投资额、投资收益率和融资利率。3. 将房地产投资与宏观经济协调发展和可持续发展相结合，提出房地产投资的发展目标：实现房地产投资与区域经济的可持续协调发展。具体内容包括四个方面：分析了房地产投资对经济周期的影响和对经济增长的促进作用；研究了房地产投资中可能具有的泡沫成分及影响因素，得出表现和成因，并提出我国对此的借鉴和启示；在房地产投资中引入可持续发展观，从经济持续、生态持续和社会持续三个方面对区域可持续发展施加影响，给出了相应的发展对策；房地产投资的发展目标需要通过政府的宏观调控作为实现保证，分析其必要性、具体实施、政府角色定位及调控手段。4. 将混沌控制方法应用于房地产投资领域，以达到可持续协调发展的目的。将混沌理论引入社会经济系统，在分析经济混沌基础上，建立了Logistic和Lorenz两种形式的房地产投资混沌经济模型。研究了以抑制混沌为目的的混沌控制方法，将其用于控制房地产投资泡沫，在房地产投资Logistic模型基础上，给出房地产投资泡沫的控制策略。另外，研究了以利用混沌为目的促进经济增长的混沌同步方法，在房地产投资Lorenz模型基础上，建立了房地产投资的同步模型并给出了同步策略。更多还原

【Abstract】 This research is about the real estate investment analysis and its chaos control. After analyzing real estate investment, chaos control is used to achieve real state investment sustainable harmonious development with regional economy.1. Characters and attributes of real estate are analyzed. It is confirmed that real estate industry is the supporting industry on the basis of the analysis of its characters、functions and mechanism. At last, real estate investment essentiality and present condition are briefly discussed. 2. From the macroscopic point of view, real estate investment is researched. Its key parts are investment principal parts、investment scale and structure、investment modes. After analyzing these parts, the key factors ,which are real estate investment amount、investment return rate、financing interest, are defined. 3. Combining harmonious development and sustainable development, the point of achieving real state investment sustainable harmonious development with regional economy is put forward, which is the development goal of real estate investment. At first, the relation between real estate investment and economy growth is researched. It is analyzed that real estate investment exercises influence on economy circle and accelerates economy growth. Secondly real estate investment bubbles and their influence factors are researched. On the basis of researching anciently phenomena, their cause of formation is analyzed and is used for reference. Thirdly real estate investment has influence on regional sustainable development from three aspects of sustainable economy、sustainable zoology and sustainable society, its development countermeasures are put forward. At last, government’s macroscopic readjustment and control measures are necessary. Its use、government role and particular macroscopic readjustment and control measures are discussed. 4. Chaos control is used to control the real estate investment. In this part, the chaotic economic model of real estate investment is founded on the basis of the analysis of economic chaos. Chaos suppression is used to control real estate investment bubbles while chaos synchronization is used to accelerate economy growth, the control strategy and synchronizations strategy are put forwarded.更多还原
