【摘要】 房地产投资基金是产业投资基金体系中的一个新生事物,市场对它的认识大都还停留在有关概念和作用的理论介绍上,而具体在实践中究竟如何运作、如何管理却少有探讨研究,尤其是对房地产投资基金的运作模式、投资策略、风险规避等问题涉及不多。本文通过比较房地产投资基金与风险投资基金在投资对象、风险性、收益性、退出机制上的异同,并借鉴风险投资基金在实际运作中的经验,重点探讨了房地产投资基金在设立前遇到的带有普遍性的问题,并提出相应建议。更多还原

【Abstract】 Real estate investment fund is a new thing in the family of industry investment fund and now there is only some theoretical introduction about its conception and function. Few research has been made on operation and management of real estate investment fund in practice, especially on operation mode, investment strategy and risk avoidance of real estate investment fund. In this paper, the difference in investment object, risk, profit and exit ways is compared between real estate investment fund and venture capital fund. Some lessons from the practice of venture capital fund have been drawn. On the basis of analyses above, this paper stresses discussion on the universal problems during the establishment of real estate investment fund and puts forward relevant suggestions.更多还原
