【摘要】 从建筑容积率的角度 ,分析了当前一些城市居住区建设存在的问题 .随着地价不断上涨 ,房地产开发商为提高得房率及减少开发成本等原因 ,出现了超过规范限度、不遵守技术规范的情况 .对旧城改造中追求高容积率所带来的弊端和产生这一问题的深层次原因 ,分别从经济上、技术上、管理上进行了分析 .提出要有结合实际的、科学合理的规划技术政策 ,要有一整套完善的管理制度和制约机制 ,要加强房地产市场的宏观管理 .更多还原

【Abstract】 From the viewpoint view of the building volumtric rate, some of the problems concerning the construction of the urban residing region are analysed. With the gradual increasing cost of the land, the estate businessmen tried to improve the house ratio and decrease the cost. Therefore, some problems, such as ecxeeding the limitation of the regulation and not observing the technical operation regulation. The disadvantage that seek to the volumetric rate in reformation of the old cities has brought out some other serious problems. Because of the above stated situation, some analysis on the economics, technique and management have been presented. It has proposed a set of practical, sound planning technique requirements. It is thought that a set of perfect systems of management and restriction should be set up.更多还原
