基于AHP—模糊集的城中村“留改拆”更新模式精细化识别及分类施策——以广州站北片区为例

【摘要】 城中村作为"城市复杂系统"的典型样本,其更新决策面临拆除重建与保留改造难以决策的挑战。为缓解"拆建博弈"困境,本研究针对学界既有识别方法在动态适应性与价值平衡性方面的缺陷,以复杂系统理论为框架,聚焦以广州站北片区为代表的城市门户枢纽地区的城中村,构建多维精细化识别机制。采用AHP层次分析法、模糊综合评价从建筑、规划和社会经济三个层面确定各指标的权重,综合评估各地块的更新方式。实证研究表明:"高保护价值—低空间弹性"的地块需采用文化基因保留策略;"功能冗余—社群稳定"的地块适用微更新活化路径;"业态失序—社群离散"的区域应进行拆除和空间重构。通过系统的评价模型和差异化的更新措施,以期缓解城中村城市更新中多方主体利益冲突等问题,为其提供"留改拆"的动态决策工具,推动城市空间的更新改造和可持续发展。更多还原

【Abstract】 As a typical sample of "urban complex system", urban villages are facing the challenge of difficult decision-making between demolition and reconstruction and preservation and remodeling. In order to alleviate the dilemma of "demolition and reconstruction game", this study focuses on the deficiencies of the existing identification methods in terms of dynamic adaptability and value balance, and constructs a multi-dimensional accurate identification mechanism by using the framework of the complex system theory, focusing on the urban villages in the urban gateway hub area represented by the Guangzhou Station North Area. The AHP hierarchical analysis method and fuzzy comprehensive evaluation are used to determine the weights of each index from the architectural, planning and socio-economic levels, and to comprehensively assess the renewal methods of each parcel. The empirical study shows that: "high conservation value-low spatial elasticity" parcels need to adopt the strategy of cultural gene preservation; "functional redundancy-community stability" parcels are suitable for micro-renewal and revitalization paths; and "disordered business-community disintegration" areas should be dismantled and spatially reconfigured. Through the systematic evaluation model and differentiated renewal measures, we hope to alleviate the problems of conflicting interests of multiple parties in the urban renewal of urban villages, provide them with a dynamic decision-making tool for "retention, change, and demolition", and promote the renewal, transformation and sustainable development of urban space.更多还原
