【摘要】 随着人口老龄化的加剧,康养小区作为一种新型的居住形态应运而生。它不仅为老年人提供了舒适的生活环境,还满足了他们日益增长的健康管理需求。NXH康养社区工程项目计划于2025年5月9日正式开工,目前处于项目启动阶段。该项目本着成为区域行业标杆,占有大海沙滩、森林温泉、海岛港湾等稀缺资源,以片区综合型开发模式,以打造旅游度假目的地、养生康养目的地、冰雪运动目的地、海岛休闲目的地为开发战略,计划成为面向老年人群体的康养圣地,其高质量、高水平建设可保障拥有康养需求的入住老人的居住问题,提升城市区位功能,满足居住者的物质、精神需求,并带动地方经济发展。但是,该项目施工单位首次承包具有康养属性的房地产项目,所编制的质量控制方案仍有诸多漏洞,难以发挥预期的指导作用,不利于质量目标的实现。因此,本文以NXH康养社区工程项目为例,从施工单位的视角全面评价、优化质量控制方案。首先,在介绍建设内容、社会环境等项目概况后,依次阐述了项目启动、施工、验收等阶段的质量控制方案,并应用文献分析法、德尔菲法,按照初步识别、深度筛选的步骤识别了项目质量影响因素,识别出了质量目标制定等14个具体因素;随后,基于质量影响因素识别结果,将之选定为评价指标,对项目质量控制方案进行了评价,结果表明该方案评价等级确定为“较差”,这说明它明显遗漏了部分重点质量影响因素,并且对康养社区工程项目的特殊需求考虑不足;之后,基于项目质量控制方案评价结果,围绕启动、施工、验收各阶段方案,对其进行针对性优化;最后,为了推动NXH康养小区工程项目质量控制优化方案的顺利实施,本文从制度、技术、人员等三个维度出发,提出建立质量管理责任制度、建立施工质量奖罚激励制度、引入信用评价制度等保障措施。通过研究,有助于有效指导施工单位未来的质量控制工作,保证NXH康养社区工程项目质量目标的实现,满足老年人的康养需求。更多还原

【Abstract】 With the intensification of population aging,health care community as a new form of living came into being.It not only provides a comfortable living environment for the elderly,but also meets their growing needs for health management.NXH Health Community project is scheduled to officially start on October 9,2024,and is currently in the project start-up stage.The project aims to become a regional industry benchmark,occupy scarce resources such as sea beach,forest hot spring,island harbor,etc.With the regional comprehensive development mode and the development strategy of creating a tourism holiday destination,health and wellness destination,ice and snow sports destination,and island leisure destination,the project plans to become a health and wellness holy place for the elderly.Its high-quality and high-level construction can guarantee the housing problems of elderly residents with health needs,improve the location function of the city,meet the material and spiritual needs of residents,and drive local economic development.However,the construction unit contracted the real estate project with health property for the first time,and the quality control plan prepared by the project still has many loopholes,which is difficult to play the expected guiding role and is not conducive to the realization of quality objectives.Therefore,this thesis takes NXH Kangyang community project as an example to comprehensively evaluate and optimize the quality control scheme from the perspective of the construction unit.First of all,after the introduction of the construction content,social environment and other project overview,the quality control scheme of the project starting,construction and acceptance is elaborated in turn.By using literature analysis and Delphi method,the influencing factors of the project quality are identified according to the steps of preliminary identification and in-depth screening,and 14 specific factors such as the formulation of quality objectives are identified.Then,based on the identification results of quality influencing factors,the project quality control scheme is selected as an evaluation index.The results show that the evaluation grade of this scheme is determined as"poor",which indicates that it obviously misses some key quality influencing factors and fails to consider the special needs of health community engineering projects.Then,based on the evaluation results of the project quality control scheme,the project is optimized for each stage of start-up,construction and acceptance.Finally,in order to promote the smooth implementation of the quality control optimization scheme of NXH Kangyang community engineering project,this thesis,starting from three dimensions such as system,technology and personnel,proposes the establishment of quality management responsibility system,the establishment of construction quality reward and punishment incentive system,the introduction of credit evaluation system and other safeguard measures.The thesis is helpful to effectively guide the quality control work of the construction unit in the future,ensure the realization of the quality objectives of the NXH health community project,and meet the needs of the elderly.更多还原
