基于BIM技术的装配式建筑项目成本控制关键因素研究

【摘要】 我国目前装配式建筑项目成本控制中存在各专业部门成本管理意识薄弱、部门间沟通不畅造成资源浪费以及动态化成本管理缺失的问题。本研究以BIM技术为基础开展针对装配式的房屋建筑进行的成本管理,深度探析其中的核心因素,找出可以使工程总成本降下来的措施,也能进一步推动此类建筑形式的良好发展,同时在节能减排与环保方面也具有重要的价值。在研究内容上,本研究基于文献研究法识别到21项基于BIM技术的装配式建筑项目成本控制关键因素;然后运用德尔菲法,对其中的企业本土化软件平台和各阶段充分应用BIM技术依次修改为设计和生产一体化程度和明确基于BIM的工作流程,对BIM工程量和工料机单价控制进行删除,得到20项关键因素;其次按照TOE理论对20项关键因素划分成为技术、组织和环境等三类因素;最后采用主成分分析法,对因子负荷小于0.6的BIM工程量统计准确度因素进行删除处理,并经过降维,得到了3个主成分和19项关键因素。在研究结论上,本研究基于BIM技术的装配式建筑项目成本控制关键因素结合案例进行了实证研究,结果证明所有关键因素中,技术因素的重要性最大,组织因素次之,但技术因素和组织因素的重要性相近,两者处于同一层面,而环境因素的重要性最低。施工企业在实施基于BIM技术的装配式建筑项目成本控制过程中,应该把注意力重点放在技术层面和组织层面。本研究通过系统的研究基于BIM技术的装配式建筑项目成本控制中的关键因素,有利于BIM技术与装配式项目成本管理的深度结合,具有一定理论研究意义,同时还可以适应当下关于碳达峰碳中和的政策形势,比较具有现实研究意义。

【Abstract】 At present,there are still problems in the cost control of prefabricated construction projects in China,such as weak cost management awareness of various professional departments,poor communication between departments,waste of resources and lack of dynamic cost management.Based on the analysis of key factors of cost control based on BIM technology,the in-depth study of key factors is beneficial to reduce the total cost of prefabricated buildings,promotes the development of prefabricated buildings,saves resources and protect the environment.At the same time,combining with the case analysis,this thesis provides some references for the cost control of the relevant enterprises based on BIM technology.As for the research work,based on literature research,this thesis identifies 21 key factors of cost control of fabricated construction project based on BIM technology.And then,using Delphi method,the localization software platform of enterprises and the full application of BIM technology in each stage are successively modified to the degree of integration of design and production,and the workflow based on BIM is defined.The BIM engineering quantity and unit price control of materials and machines are deleted,and 20 key factors are obtained.Secondly,according to TOE theory,20 key factors are divided into three categories: technology,organization and environment.At last,the principal component analysis method is used to delete the factors of the statistical accuracy of BIM engineering quantities with factor load less than 0.6,and the three principal components and 19 key factors are obtained after dimension reduction,which effectively verifies the correctness of TOE theory in this thesis.In the conclusion,based on the case study of the key factors of cost control of the fabricated focused project based on BIM technology,the results show that the technology factor is the most important factor,the organizational factor is the second factor,but the technical factor and the organizational factor are similar,the two factors are in the same level,and the environmental factor is the least important factor.In the process of cost control of BIM-based prefabricated construction project,construction enterprises should pay attention to technical and organizational level.This thesis systematically studies the key factors in the cost control of prefabricated construction projects based on BIM Technology,which is conducive to the in-depth combination of BIM Technology and prefabricated project cost management,has certain theoretical research significance,and can also adapt to the current policy situation of carbon peak and carbon neutralization,which has practical research significance.
