【摘要】 随着我国的建筑业发展越来越成熟化,建设项目投资额逐渐增大,对项目的管理也越来越复杂。项目建设周期内的造价控制,要求在项目立项初期就要开始进行估算项目投资,在之后的各阶段,也就是项目的实体形成过程中逐渐细化完善项目的总造价。而全过程造价正是为了完成这项工作应运而生的一种管理手段。合理运用全过程造价控制方法,并进行完善,更加适合如今项目建设对工程造价的需求。但项目全过程造价管理的成果在项目实施过程中加以判断,如何反映各环节的造价控制情况,如何完善项目的全过程造价管理体系以及有效评价造价管理效果,成为造价管理过程中的重要问题。本文将从全过程造价的五个阶段入手,逐一对各个阶段的造价管理后评价指标分析,并对每个阶段的工程造价管理要点加以阐述,试图寻找适合棚户区安置房项目的全过程造价后评价方法。本文基于业主方的角度,首先阐述项目建设全过程造价管理和项目后评价基本理论。在分析GNC棚户区改造安置房项目各阶段的造价管理工作行为上,构建了该项目各个阶段的全过程造价管理后评价指标体系并详细解释各个二级指标的构成。然后通过层次分析法进行指标分析,经过专家打分得方式对评价指标的权重和隶属度进行了计算分析。最后,运用模糊综合评价的方法对GNC项目的全过程造价管理进行了后评价总结,结果显示该项目的全过程造价控制得到了良好的成果,其评价指标体系具有较好的实用性,对后评价的结果总结后,给出今后类似项目的全过程管理建议,使业主方的全过程造价管理水平得到提升。更多还原

【Abstract】 With the development of the construction industry in C hina becoming more and more mature,the investment of construction projects is gradually increasing,and the management of the project is becoming more and more complex.The cost control within the construction cycle of the project requires that the project investment should be estimated at the beginning of the project,and the total cost of the project should be refined and impro ved gradually in the subsequent stages,that is,in the process of the entity formation of the project.The whole process cost is just a management method for completing this work.Reasonable use of the whole process cost control method,and improve,more suitable for today’s project construction to the demand of engineering cost.However,the results of the whole-process cost management of the project should be judged in the implementation process of the project.How to reflect the cost control of each link,how to improve the whole-process cost management system of the project and effectively evaluate the cost management effect have become an important issue in the process of cost management.This paper will start with the five stages of the whole process cost management,analyze the post-evaluation index of the cost management at each stage one by one,and elaborate the key points of the project cost management at each stage,and try to find the post-evaluation method of the whole process cost that is suitable for the housing project in shanty towns.Based on the owner’s point of view,this thesis first expounds the basic theory of the whole process of project construction cost management and project post-evaluation.Based on the analysis of the cost management behavior in each stage of GNC shanty town reconstruction and resettlement housing project,the post evaluation index system of the whole process cost management in each stage of the project is constructed and the composition of each evaluation index is exp lained in detail.Then the weight of the evaluation index and the membership degree of each evaluation index are calculated and analyzed by using expert scoring method and analytic hierarchy process.Finally,the article USES the method of fuzzy comprehensive evaluation for GNC after the whole process cost management of project evaluation summary,the results show that the project entire process cost control obtained good results,the evaluation index system has good practicability,according to the evaluatio n results put forward the corresponding countermeasures and Suggestions for improvement,so as to enhance the capacity,the owner party whole process cost management.更多还原
