【摘要】 在城市发展从增量扩张转向存量提升、城市开发建设方式由粗放外延式转为集约内涵式的新型城镇化形势下,城市更新成为城市建设的重要内容。目前,许多城市的闲置房屋、场地等空间资源有待再度开发利用,一些低效空间资源的利用率需要进一步提升。有鉴于此,针对城市更新改造设计实践面临的功能配置问题,运用相关理论和专门知识,定性与定量相结合,探讨闲置空间再利用功能配置的一般方法。对国内外城市更新和功能区位相关理论研究与实践进行梳理和归纳,分析阐述闲置空间的成因、闲置空间的价值,以及闲置空间再利用功能配置的影响因素和遵循的原则。从功能类型选择、功能规模确定、功能空间分布三个方面,探讨闲置空间再利用功能配置的一般方法,并将其应用到合肥市第三十四中学校舍改造方案设计当中予以实证。通过网络挖掘项目辐射范围既有功能设施POI空间分布数据,利用“泰森多边形”进行功能服务网格划分,对功能设施的可达性进行评估,结合实地调查判识项目所在地区缺乏或可达性不高的功能设施,基于多方案比较与综合,对合肥第三十四中学校舍改造的功能配置提出建议。研究结论如下:1)功能类型选择方面,基于对既有功能设施的现状评估,结合城市未来发展定位与使用者需求,补充缺失的功能或提升既有功能设施的档次和品质。2)功能规模确定方面,针对闲置空间的现实物理条件,依照供需关系,最大限度地安排服务范围内需求迫切的功能以及符合未来城市发展要求的功能。3)功能空间分布方面,根据使用者行为规律,水平方向结合周边环境着重考虑人流来向和动静分区,垂直方向着重考虑楼层的价值和功能的实际发生频率。4)合肥市第三十四中学校舍改造拟配置商业、办公、运动和停车四类功能,最大限度地满足商业、办公和停车功能的规模需求;建筑一层布置商业,二层及以上楼层布置办公,地面布置运动、休闲健身和停车泊位。全文约7万字,图74幅,表26个更多还原

【Abstract】 Under the new urbanization situation that urban development has changed from incremental expansion to stock upgrading,and the urban development and construction mode has changed from extensive extension to intensive connotation,urban renewal has become an important part of urban construction.At present,the idle houses,sites and other space resources in many cities need to be developed and utilized again,and the utilization rate of some inefficient space resources needs to be further improved.In view of this,in view of the functional allocation problems faced by the design practice of urban renewal and reconstruction,this thesis discusses the general methods of functional allocation of unused space reuse by using relevant theories and expertise,combining qualitative and quantitative methods.It combs and summarizes the theoretical research and practice related to urban renewal and functional location at home and abroad,analyzes and expounds the causes of idle space,the value of idle space,as well as the influencing factors and principles of idle space reuse function allocation.From the three aspects of function type selection,function scale determination and function space distribution,this thesis discusses the general method of function allocation for the reuse of idle space,and applies it to the design of the reconstruction scheme of Hefei No.34 middle school.Through network mining of POI spatial distribution data of existing functional facilities within the project radiation range,the "Tyson polygon" is used to divide the functional service grid,evaluate the accessibility of functional facilities,identify the lack or low accessibility of functional facilities in the project area in combination with field investigation,and put forward suggestions on the functional configuration of the reconstruction of Hefei No.34 middle school based on the comparison and synthesis of multiple schemes.The research conclusions are as follows:1)In terms of function type selection,based on the current situation evaluation of existing functional facilities,and in combination with the future development orientation of the city and user needs,supplement missing functions or improve the grade and quality of existing functional facilities.2)In terms of determining the function scale,according to the actual physical conditions of the idle space,according to the supply-demand relationship,the urgent functions within the service scope and the functions that meet the requirements of future urban development are arranged to the greatest extent.3)In terms of function space distribution,according to the user behavior law,the horizontal direction and the surrounding environment shall focus on the direction of the flow of people and the dynamic and static zoning,and the vertical direction shall focus on the value of the floor and the actual frequency of functions.4)The reconstruction of the school building of Hefei No.34 middle school is planned to be equipped with four types of functions: business,office,sports and parking,so as to meet the scale requirements of business,office and parking functions to the greatest extent;The first floor of the building is for business,the second floor and above are for office,and the ground is for sports,leisure and fitness and parking.更多还原
