【摘要】 随着国内经济发展的持续增长以及居民生活质量的不断提升,酒店业度过了一段极佳的黄金发展期。但与此同时,国内酒店企业的增多、国外酒店品牌的进入、非标准住宿业的发展都给现有的国内酒店企业带来不小的冲击,因此,酒店企业之间的较量也愈演愈烈。不仅如此,中美贸易持续恶化,加之近两年突发的新冠肺炎影响,也让以重资产为主的传统酒店企业面临着巨大风险和挑战。在当前机遇与压力并存的情况下,酒店企业应当考虑如何去适应现有的市场和经营环境。本文以锦江酒店和华天酒店为研究对象,结合案例企业轻资产转型前后财务报表的数据和其他相关的公开资料,对案例企业选择轻资产运营模式的动因、实施方式和效果进行阐述,并从财务绩效和非财务绩效进行评价,研究发现锦江酒店和华天酒店转型轻资产运营模式后,企业的资产结构、费用结构、偿债能力、营运能力、盈利能力、成长能力和非财务绩效指标均发生较明显变化。通过对案例企业的研究后,本文得出结论如下:首先,酒店企业转型轻资产运营模式是受到多重因素共同影响,包括快速扩张的需要和资产流动性不足等内部原因以及适应市场变化和降低经营压力等外部原因。其次,成功转型轻资产运营模式给锦江酒店带来以下影响:短期偿债能力、盈利能力和成长能力会得到提升,注册会员数会有较大幅度的提升,酒店门店数量也会快速扩张,同时酒店的业务结构也会借此而得到升级,更有利于企业的生存和发展。最后,轻资产运营模式转型失败给华天酒店带来以下影响:企业的注册会员数、酒店门店数量和酒店业务结构的变化均不明显,但是其偿债能力、营运能力、盈利能力和成长能力均会有所下降,会导致经营状况出现问题,不利于酒店企业的健康发展。因此酒店企业还应当分析自身情况,不要盲目跟风转型轻资产运营模式。酒店企业转型轻资产普遍会存在加盟店管控风险、运营效率低下、期间费用过高等问题,针对这些问题,本文提出了优化加盟模式、提升资产运营效率和控制期间费用的研究建议。更多还原

【Abstract】 With the continuous growth of domestic economic development and the continuous improvement of residents’ quality of life,the hotel industry has experienced an excellent golden development period.But at the same time,the increase of domestic hotel companies,the entry of foreign hotel brands,and the development of non-standard accommodation industry have all brought considerable impact to the existing domestic hotel companies.Therefore,the competition between hotel companies has intensified.Not only that,the continuous deterioration of Sino-US trade,coupled with the sudden impact of the new crown pneumonia in the past two years,has also brought huge risks and challenges to traditional hotel companies with heavy assets.In the current situation of coexistence of opportunities and pressures,hotel companies should consider how to adapt to the existing market and business environment.Taking Jin Jiang Hotel and Huatian Hotel as the research objects,combined with the data of the financial statements before and after the case enterprise’s asset-light transformation and other relevant public information,this paper expounds the motivation,implementation method and effect of the case enterprise’s choice of the asset-light operation mode,and from the perspective of To evaluate financial performance and non-financial performance,the study found that after Jin Jiang Hotel and Huatian Hotel transformed into an asset-light operation mode,the asset structure,expense structure,solvency,operating ability,profitability,growth ability and non-financial performance indicators of the company were all higher than Significant changes occurred.After studying the case companies,this paper draws the following conclusions:First,the transformation of hotel companies to an asset-light operation mode is affected by multiple factors,including the need for rapid expansion and lack of asset liquidity and other internal reasons,as well as adapting to market changes and reducing business operations.external causes such as stress.Secondly,the successful transformation of the asset-light operation model will bring the following impacts to Jin Jiang Hotel: short-term solvency,profitability and growth ability will be improved,the number of registered members will be greatly increased,the number of hotel stores will also expand rapidly,and at the same time The business structure of the hotel will also be upgraded through this,which is more conducive to the survival and development of the enterprise.Finally,the failure of the transformation of the asset-light operation model has brought the following effects to Huatian Hotel: the number of registered members of the company,the number of hotel stores and the change in the hotel business structure are not obvious,but its solvency,operating ability,profitability and growth ability are not obvious.All will decline,which will lead to problems in operating conditions,which is not conducive to the healthy development of hotel companies.Therefore,hotel companies should also analyze their own situation and not blindly follow the trend to transform into an asset-light operation model.In the transformation of hotel enterprises to light assets,there are generally problems such as franchise store management and control risks,low operating efficiency,and high period expenses.In response to these problems,this paper puts forward research suggestions for optimizing franchise mode,improving asset operation efficiency and controlling period expenses.更多还原
