成都市公共租赁住房住户满意度影响因素研究

【摘要】 随着城市的发展,城市中聚集起多元异质人群,城市弱势群体的问题,尤其是弱势群体的住房保障问题越来越受到关注,然而目前保障性住房的公众满意度并不高。随着包容性发展理念在城市领域的逐步深入,城市包容性发展理念在城市保障性住房的建设发展过程中也发挥着越来越重要的作用,保障性住房满意度不高的问题解决亟需关注弱势群体利益的城市包容性发展理念的指导。公共租赁住房作为解决中低收入夹心层弱势群体基本居住问题的保障性住房,其满意度不高的问题也必须在城市包容性发展理念的指导下得到解决。本研究在对相关文献资料进行系统梳理并阐述基本概念及相关理论后,在城市包容性发展理念的指导下,主要通过公共租赁住房影响因素析取、概念模型及测量指标体系构建和实证分析这3个基本过程对影响城市公共租赁住房住户满意度的因素进行了理论与实证研究。影响因素析取中,基于文献研究成果析取建筑品质、物业管理、周边配套及社交环境等4个同样影响商品住房住户满意度的共性因素;析取政策感知、租金价格及情感体验等3个主要影响公共租赁住房住户满意度的个性因素。对自变量即7个影响因素与因变量即住户整体满意度间的相关关系进行假设后,构建公共租赁住房住户满意度影响因素概念模型及测量指标体系。实证分析阶段,以测量指标体系中的具体测量指标为题项设计问卷,面向成都五城区的3个样本小区现场发放问卷以收集实证数据,并运用SPSS 20.0对被调查住户的基本背景信息进行描述性统计分析,对问卷数据的质量进行信度及效度分析,对整体住户满意程度及各维度满意程度进行衡量,对住户满意度进行差异性分析,运用相关性分析和多元线性回归模型对公共租赁住房住户满意度影响因素概念模型进行验证,检验结果表示变量间的相关及回归关系全部得到了统计支持,关于建筑品质、物业管理、周边配套、社交环境、政策感知、租金价格及情感体验的7个假设全部成立。最后结合理论分析与实证结果分析,从城市包容性发展的本质要求出发提出提升成都公共租赁住房住户满意度的路径建议。

【Abstract】 With the development of the city,diverse and heterogeneous people gather in the city.The problem of urban vulnerable groups,in particular the housing security of vulnerable groups,is receiving increasing attention.Nevertheless,the public satisfaction of affordable housing is not high.As the concept of inclusive development in the urban field gradually deepens,the concept of urban inclusive development is also more important in the construction and development of urban affordable housing.To solve the problem of low satisfaction of affordable housing,it is urgent to pay attention to the interests of vulnerable groups under the guidance of the concept of urban inclusive development.In affordable housing,public rental housing as a solution to the low-and middle-income sandwich class housing vulnerable groups in urban inclusive development is an essential element,the problem of low satisfaction must also be solved under the guidance of the concept of inclusive urban development.After systematizing the relevant literature and expounding the basic concepts and relevant theories,under the guidance of the concept of urban inclusive development,this paper makes a theoretical and empirical study on the factors influencing the satisfaction of urban public rental housing households through three basic processes:extraction of influencing factors of public rental housing,construction of conceptual model and measurement index system,and empirical analysis.In the analysis of influencing factors,based on the previous literature research results,four common influencing factors are extracted,including building quality,property management,surrounding facilities and social environment,which also affect the satisfaction of commercial housing residents;three influencing factors are extracted,including policy perception,rent price and emotional experience,which affect the satisfaction of public rental housing residents.Based on the hypothesis of the relationship between the independent variables(7 influencing factors)and the dependent variables(overall household satisfaction),this paper constructs the conceptual model and measurement index system of household satisfaction of public rental housing.In the stage of empirical analysis,the questionnaire was designed with the item of the measurement index in the measurement index system,and the questionnaire was distributed to three sample districts in the circle administrative regions of Chengdu to collect the empirical data,and SPSS 20.0 was used to analyze the data,the basic background information of the surveyed households is analyzed by descriptive statistics,the quality of the questionnaire data is analyzed by reliability and validity,measuring the satisfaction degree of the whole household and the satisfaction degree of each dimension,analyzing the difference of the satisfaction degree of the household,using the correlation analysis and the multiple linear regression model to verify the concept model of influencing factors of household satisfaction in public rental housing.According to the consequences,the correlation and regression between the variables have been verified,and seven hypotheses about building quality,property management,surrounding facilities,social environment,policy perception,rent price and emotional experience are all valid.Ultimately,united with the theoretical analysis and the consequences of verifiable analysis,from the essential requirements of urban inclusive development,the dissertation brings forward the path to advance the residents’ satisfaction of public rental housing in Chengdu under the concept of urban inclusive development.
