【摘要】 改革开放以来,我国房地产行业每年的投资总额高达数万亿元,呈井喷式的上升发展趋势。这样的发展通过一个接一个具有完善效力的施工合同管理来实现的,所以准确理解施工合同管理中所包含的行为准则和理论论述,确保合同的顺利实施,实现合同的管理效果及合同管理的目标和经济价值,具有重要的作用。本文的主题是以业主方施工合同管理绩效评价为研究对象,通过市场调研和文献资料查阅,结合我国房地产项目施工合同管理的发展状况并且对影响其发展的因素进行系统分析,形成了论文的大体框架结构。结合施工合同管理绩效相关理论基础,根据施工合同管理全周期的管理架构对合同管理各个阶段存在的问题进行有效识别,找出影响合同管理全过程的关键因素,而后,运用模糊分析法对合同管理绩效体系进行整体构建,在结合实际的邢台市S房建项目施工合同管理实例,运用构建成型的研究体系对实例项目施工合同管理进行研究并得出结论。希望通过研究,准确地捕捉施工合同管理全周期过程中出现的问题,并对施工合同管理过程中的绩效指标进行一个合理的评价,并从根源上各个击破,达到解决问题的目的,提高施工合同管理的绩效水平,使施工合同管理遵循科学的管理方式,从而达到合同主体双方的整体利益和企业效益。更多还原

【Abstract】 Since the reform and opening up,the total investment of China’s real estate industry has reached several trillion yuan every year,showing a blowout upward trend.This kind of development is realized through the construction contract management with perfect effect one after another,so it plays an important role to accurately understand the code of conduct and theoretical discussion contained in the contract management,so as to ensure the smooth implementation of the contract,realize the effect of the contract,and realize the goal and economic value of the contract management.The theme of this paper is to take the performance evaluation of construction contract management as the research object,through market research and literature review,combined with the development status of China’s real estate project construction contract management,and systematically analyze the factors affecting its development,forming the general framework of the paper.Combined with the relevant theoretical basis of construction contract management performance,according to the management structure of the whole cycle of construction contract management,this paper effectively identifies the problems existing in each stage of contract management,finds out the key factors affecting the whole process of contract management,and then uses the fuzzy analysis method to build the overall contract management performance system,combining with the actual construction contract management of s housing construction project in Xingtai City In this paper,the construction contract management of the project is studied and the conclusion is drawn.Through the research,we hope to accurately capture the problems in the whole cycle of construction contract management,and make a reasonable evaluation of the performance indicators in the process of construction contract management,and break through each from the root,so as to achieve the purpose of solving the problems,improve the performance level of construction contract management,and make the construction contract management follow the scientific management mode,so as to achieve the double goals of the main body of the contract The overall interests of both parties and enterprise benefits.更多还原
