【摘要】 自1978年改革开发以来,中国国民经济发展进入了快车道。在宏观经济持续向好发展的背景下,房地产业也得到了快速发展。而住宅作为房地产业的重要角色,其发展势头迅猛,对房地产业影响巨大。然而,在住宅房地产业快速发展的同时,项目开发存在着诸多实践问题。项目开发的成功标准单一,导致项目的管理失控,从而致使部分项目遭遇坍塌事故,引发社会讨论;项目对其他利益相关方的关注度不足,导致某些项目存在群体维权事件。这些问题既损害了项目收益,也阻碍了住宅房地产业的有效发展。项目的管理过程复杂,挖掘住宅项目成功的关键成功因素将有助于项目管理。因此,本文以住宅房地产开发项目为研究对象,对住宅项目成功的关键影响因素进行研究。首先,本文对国内外与住宅项目关键影响因素的相关文献进行归纳梳理,整理了目前主要的研究方向及研究理论方法,明确了住宅房地产开发相关及相关概念的内涵,介绍了包括项目风险理论、全寿命周期理论、利益相关者理论等相关理论。其次,本文基于相关的理论基础,结合与专家学者、从业人员、笔者从业经验初步梳理出关于住宅项目成功标准和影响因素的调查问卷,利用问卷法调查了不同群体对成功标准和各影响因素的态度,并对得到的基础数据进行信度、效度分析。然后本文采用因子分析分别对住宅项目的成功标准和影响因素进行聚类分析,并建立了基于不同的成功标准的各影响因素回归模型,对比分析了不同成功标准下的关键成功影响因素,并运用实际案例对分析结果进行论证。最后本文基于研究结论给出了相关的实践启示,以期为住宅项目的开发提供参考,推动其有序、健康发展。研究结果显示:(1)住宅项目的成功标准可以划分为两类:基于项目自身的成功标准和基于利益相关者的成功标准,基于项目自身的成功标准主要涉及到项目成本、进度、质量等指标,基于利益相关者的成功标准主要涉及到利润、政企关系、其他实施者获利、品牌效应、客户满意等指标。(2)住宅项目成功的影响因素可以划分为5类,分别为项目自身因子、项目后期因子、项目外部环境因子、房地产开发企业因子、其他各利益相关方因子。(3)项目自身因子对基于项目自身的成功影响最显著,其他各利益相关方因子对基于利益相关者的项目成功影响最显著,项目后期因子、房地产开发企业因子对两种成功标准影响均相对显著。在项目自身因子中,区位影响最大;项目后期因子中,管理层支持力度影响最大;房地产开发企业因子中,各因素影响程度相当。更多还原

【Abstract】 Since the reform and development in 1978,China’s national economic development has entered a fast lane.In the context of sustained and sound development of the macro economy,the real estate industry has also developed rapidly.As an important role of the real estate industry,residential development has a rapid development momentum and has a huge impact on the real estate industry.However,while the residential real estate industry is developing rapidly,there are many practical problems in project development.The single success criteria of project development led to the loss of control of the project,which led to the collapse of some projects and social discussion.The project’s lack of attention to other stakeholders led to group rights violations in some projects.These problems have both harmed the project’s revenue and hindered the effective development of the residential real estate industry.The project management process is complex,managers can not effectively manage all the factors of the project,and the key success factors for the success of the residential project will contribute to project management.Therefore,this paper takes the residential real estate development project as the research object and studies the key influencing factors of the success of the residential project.Firstly,this paper summarizes the related literatures of key influencing factors of residential projects at home and abroad,sorts out the main research directions and research methods,and clarifies the connotation of relevant concepts of residential real estate development,including the project risk theory.Relevant theories of life cycle theory,stakeholder theory,etc.Secondly,based on the relevant theoretical basis,this paper combines the experience of experts,scholars,practitioners and authors to preliminaryly sort out the questionnaires on the success criteria and influencing factors of residential projects,and use the questionnaire method to investigate the success criteria and various influencing factors of different groups.Attitude,and the reliability and validity analysis of the obtained basic data.Then the factor analysis is used to analyze the success criteria and influencing factors of residential projects,and the regression models of various influencing factors based on different success criteria are established.The key success factors under different success criteria are compared and analyzed.Finally,based on the research conclusions,this paper gives relevant practical enlightenment,in order to provide reference for the development of residential projects,and promote its orderly and healthy development.The results show that: 1 The success criteria of residential projects can be divided into two categories: based on the project’s own success criteria and stakeholder-based success criteria,based on the project’s own success criteria,mainly related to project cost,schedule,quality and other indicators,based on The success criteria of stakeholders mainly involve indicators such as profit,government-enterprise relationship,other implementers’ profit,brand effect,and customer satisfaction.2 The influencing factors of the success of residential projects can be divided into five categories,namely the project’s own factors,the project’s late factors,the project’s external environmental factors,real estate development enterprise factors,and other various stakeholder factors.3 The project’s own factors have the most significant impact on the success of the project itself.The other stakeholder factors have the most significant impact on the success of the stakeholder-based project.The factors of the project late stage and real estate development enterprise have relatively significant impact on the two success criteria.Among the project’s own factors,the location has the greatest impact;in the later factors of the project,the management support has the greatest impact;in the real estate development enterprise factor,the factors have the same degree of influence.更多还原
