基于BIM与物联网的大型酒店运维管理研究

【摘要】 随着建筑行业的高速发展,我国建筑规模持续扩大,城市化建设成果显著,以大型酒店、购物广场等为代表的兼具服务性和休闲性功能的商业建筑不断增多。建筑工程运维管理的要求越来越高,复杂建筑及设施设备需要更科学的运维管理方式。针对目前大型复杂建筑运维管理所面临的难度大、效率低、成本高的挑战,本文以兼具餐饮、住宿、商务、会展等多功能的大型综合酒店为切入点,从运维管理方的角度出发,借助BIM技术与物联网技术的特点和应用价值,在运维管理、酒店管理等相关理论基础上,研究如何建立基于BIM与物联网的大型酒店运维管理系统,以期提升酒店运维管理水平,并为其它大型复杂建筑的运维管理提供解决思路。首先,本文通过对涉及到的相关概念进行界定和解释,明晰了研究对象的内容范畴,为后续研究奠定了理论基础;通过具体介绍BIM与物联网技术的特点和优势,分析其各自在酒店运维管理中的应用价值,探究了运用BIM技术和物联网技术进行酒店运维管理的可行性和必要性。其次,对大型酒店建筑特征及其运维管理的特点和问题进行分析,阐述了大型酒店建筑具有建筑体量大、空间构造复杂、人流量大、运维管理品质要求高、易发生安全事故等特征,并从技术和管理两个方面分析了目前酒店运维管理过程中存在的问题和弊端。利用文献研究和质化研究的方法分别对酒店运维管理的功能需求和信息需求进行了深入研究,为后文提出并构建基于BIM与物联网的大型酒店运维管理系统奠定基础。再次,本文借助信息流理论,研究运维信息流转的关键环节,并提出了通过在酒店运维管理中合理利用BIM与物联网技术,提高信息流转效率,进而提升运维管理水平的逻辑框架。以信息流模型为基础、借鉴物联网DCM通用架构、合理嵌入BIM技术的方式,提出了大型酒店运维管理系统的整体框架,然后分别对信息获取层、网络传输层、信息存储与应用层、信息复用层各层所涉及的技术和应用流程进行了详细的研究。最后,将前文所研究的成果应用于A项目,结合此项目的实际情况,对构建运维管理系统架构所涉及的关键技术进行了实际操作。主要包括:构建了A项目的BIM模型,并对其进行了信息完善和轻量化处理;针对A项目酒店公共区运部位进行了物联网终端设备的部署及ZigBee无线网络设计;利用BIM模型数据构建了初始运维数据库,在此基础上进行了静态信息与物联网实时采集的动态信息相关联的研究;对该项目酒店运维管理平台进行了部分界面与功能的设计和实现。该论文共有图55幅,表11个,参考文献148篇。
【Abstract】 With the rapid development of the construction industry,China’s building scale continues to expand,and the achievements of urbanization are remarkable.The commercial buildings with service and leisure functions,such as large hotels and shopping malls,are increasing.The requirements of construction project operation and maintenance management are higher and higher.Complex buildings and facilities need more scientific operation and maintenance management.In view of the challenges of difficulty,low efficiency and high cost faced by the operation and maintenance management of large-scale complex buildings,this thesis takes a large-scale comprehensive hotel with multiple functions such as catering,accommodation,business and exhibition as the starting point,from the perspective of the operation and maintenance management party,with the help of the characteristics and application value of BIM Technology and IOT technology,on the basis of operation and maintenance management,hotel management and other related theories,This thesis studies how to establish a large-scale hotel operation and maintenance management system based on BIM and the Internet of things,in order to improve the hotel operation and maintenance management level,and provide solutions for other large-scale and complex building operation and maintenance management.First of all,this thesis defines and explains the related concepts,clarifies the content and scope of the research object,and lays a theoretical foundation for the follow-up research;by specifically introducing the characteristics and advantages of BIM and Internet of things,analyzes their respective application value in hotel operation and maintenance management,and explores the feasibility and feasibility of using BIM and Internet of things to carry out hotel operation and maintenance management Necessity.Secondly,it analyzes the characteristics and problems of the large-scale hotel building and its operation and maintenance management,expounds that the large-scale hotel building has the characteristics of large building volume,complex space structure,large flow of people,high quality requirements of operation and maintenance management,and prone to safety accidents,and analyzes the problems and disadvantages in the current hotel operation and maintenance management process from two aspects of technology and management.By using the methods of literature research and qualitative research,the functional requirements and information requirements of hotel operation and maintenance management are studied in depth,which lays the foundation for the later paper to propose and build a large-scale hotel operation and maintenance management system based on BIM and the Internet of things.Thirdly,with the help of information flow theory,this thesis studies the key links of operation and maintenance information flow,and puts forward a logical framework to improve the efficiency of information flow and operation and maintenance management level through the rational use of BIM and Internet of things in hotel operation and maintenance management.Based on the information flow model,using the common architecture of Internet of things(DCM)for reference and the way of embedding BIM Technology reasonably,this thesis puts forward the overall framework of the operation and maintenance management system of large-scale hotels,and then makes a detailed study on the technology and application process involved in the information acquisition layer,network transmission layer,information storage and application layer,and information reuse layer.Finally,the results of the previous study are applied to project A.combined with the actual situation of this project,the key technologies involved in the construction of operation and maintenance management system architecture are put into practice.It mainly includes: building the BIM model of project A,improving and lightening the information;deploying the Internet of things terminal equipment and ZigBee wireless network design for the public area transportation part of project a hotel;building the initial operation and maintenance database by using the BIM data,on this basis,carrying out the research on the correlation between the static information and the real-time dynamic information collected by the Internet of things.Part of the interface and functions of the hotel operation and maintenance management platform are designed and implemented.There are 55 figures,11 tables and 148 references in this thesis.
