西安天地源商品房项目成本管理研究

【摘要】 随着市场对商品房项目的需求的精益化,市场对商品房建设项目的管理要求也在提高。从我国各大城市的商品房价格来看,其成本控制目前还面临着较大的挑战。本着降低成本,提升商品房竞争力的原则,以增大企业经济效益和解决项目的施工过程中各种费用控制的问题为目的,在分析国内外成本管理研究现状的基础上,本文对商品房项目建设的整个过程进行了成本控制研究,提出了相应的成本管理措施,用工具化的方法来解决商品房项目的成本管理问题,并详细阐述了赢得值分析法和过程控制法的特点和使用方法。这对降低成本提高企业经济效益有重要意义,对提高商品房项目整体效益有一定的理论指导意义。论文以西安市高新区天地源商品房项目为例,运用过程控制法和赢得值分析法对项目成本展开分析,理论联系实际,解决了当前商品房项目在成本管理上存在的问题,提出了以目标管理原则、全员与全过程参与原则、动态管理原则、责权利相结合原则和全面成本控制五大原则进行成本的动态管理,得出本文结论。该论文有图11幅,表4个,参考文献34篇。
【Abstract】 With the increasing demands for commercial housing projects,the market placed higher requirements on the management of commercial housing construction projects.Judging from the prices of commercial housing in major cities in China,the cost control management is still facing great challenges.Based on the principles of reducing costs and improving the competitiveness of commercial housing,aiming to increase the economic benefits of enterprises and solving various cost control problems in the construction process,with an analysis on the current status of domestic and foreign cost management researches,this thesis studies the cost control of the entire process of the commercial housing construction project,and proposes corresponding cost management measures,solves the problems of cost management of the commercial housing project with instrumental methods,elaborates the features and usage of the “Earned Value Management” and the “Process Control Method”.It is significant for reducing costs and improving economic efficiency,and it is of theoretical guiding significance to improve the overall benefits of commercial housing projects.Taking the Tiandiyuan commercial housing project in Xi’an High-tech Zone as an example,this thesis uses the “Process Control Method” and the “Earned Value Management” to analyze the cost of the project,combines the theory and practice,solves the existing problems in the cost management of the current commercial housing project,and proposes the cost dynamic management based on the five principles: “goal management”,“all staff and whole process participation”,“dynamic management”,“combination of responsibility,power and interest”,and “total cost management”.
