【摘要】 随着经济社会发展和国家各项关于创新驱动发展政策的推出,促使我国经济向创新驱动型转变。为了促进科技成果转化、培育战略性新兴产业源头企业、培养创业领军人才,全国大批创新创业载体陆续成立。各类产业园的发展与繁荣已经逐渐成为各个地方经济发展的支撑,在区域经济发展与产业经济发展之间构建了桥梁,同时具有为主导产业提供配套服务以及串联等功能。产业园为各类型企业构建了发展与提升的平台,例如,科技创新型、配套加工型、经营创业型、咨询服务型等。各地产业园发展越来越快,越来越得到国家的重视。但是由于产业园建设需要沉淀大量的资金,回报期比较长,经济效益与产业园定位、招商、运营管理等息息相关,很多房地产公司出于追逐经济利益的目的,在项目前期定位、规划前,没有充分调和讨论研,也没有进行可行性论证,凭借过往的经验或者公司管理层的主管决策,往往会导致推出的产品缺少市场认可,造成资金的浪费和土地资源的低效,不仅影响公司发展,也对整个行业发展造成不利影响。本文以苏州市W科技产业园项目作为研究案例,对其开展有针对性的分析与研究,主要是进行投资效益分析,这样将对企业再开发及运营类似项目有较大的帮助与指导,避免企业经济利益受损从而影响企业整体发展。同时,苏州市W科技产业园项目与城市产业战略发展相符合,有利于城市新兴产业的发展。更多还原

【Abstract】 With the development of economy and society and the introduction of national policies on innovation-driven development,China’s economy has been transformed to innovation-driven.In order to promote the transformation of scientific and technological achievements,foster the source enterprises of strategic emerging industries,and cultivate pioneering talents,a large number of innovation and entrepreneurship carriers have been established in China.The development and prosperity of various industrial parks have gradually become the support of local economic development,building a bridge between regional economic development and industrial economic development,and providing supporting services and series functions for leading industries.The industrial park has built a platform for the development and improvement of various types of enterprises,such as scientific and technological innovation,supporting processing,operation and entrepreneurship,consulting services,etc.All over the industrial park development is faster and faster,more and more national attention.Need to precipitate a lot of money but because of the industrial park construction,long return period,economic benefit is closely related to industrial park location,investment,operation management and so on,many real estate companies for the purpose of the pursuit of economic interests,in the early stage of the project location,planning,not fully mediate discussions,also does not have to carry on the feasibility,with the past experience or in charge of the management decisions,often lead to launch the product recognition,lack of market caused a waste of money and inefficiencies of land resources,not only affects the company development,also adversely affect the development of the industry.In this paper,W science park in Suzhou is taken as a case study to carry out targeted analysis and research on it,mainly for investment benefit analysis,which will be of great help and guidance to the enterprise’s redevelopment and operation of similar projects,so as to avoid the loss of economic interests of the enterprise and affect the overall development of the enterprise.At the same time,W science park in Suzhou is in line with the development of urban industrial strategy,which is conducive to the development of urban emerging industries.更多还原
