【摘要】 近十年来,房地产行业发展迅猛,多数房地产企业采取了跨区域扩张的战略,同时,企业的管理幅度也随之扩大,为增加竞争实力,以不再是单一的企业形式。大型企业要提高竞争力,就要在企业内部建立科学的管理体制,发展战略、组织结构、流程管理是大型房地产企业的发展过程中,一直在探索的焦点,这些都可以归结为管控问题。企业的扩张,带来巨大经济效益的同时,也暴露出很多问题,BC地产公司随着项目越来越多、子公司的逐个成立,公司规模从单一城市发展为多城市经营。公司管控半径不断加大,现有管控模式-运营型管控,总部集权制管理,不能满足公司的跨区域多项目发展趋势,子公司权利和责任不对等,积极性和配合度不高,这种管控模式逐渐成为制约公司发展的瓶颈。因此,选择适合于企业发展的管控模式,成为房地产企业进一步提升企业竞争力的关键所在。本文主要采用理论研究与实例研究的方法,回顾和梳理了有关集团管控及房地产行业管控的国内研究动态,并对房地产管控模式介绍了理论综述;其次,深入研究了BC地产公司现有的管控模式,并分析了管理过程中存在的问题及产生问题的根本原因;最后,依据管控相关理论,提出了适应于BC地产公司发展战略的管控模式类型,结合该管控模式,提出变革的原则、步骤及具体内容。本文的研究意义在于对BC地产公司的管控现状进行分析,结合公司所处的外部环境以及企业自身发展现状,确定影响管控模式选择的关键性因素,为BC地产公司的管控模式改革提供指导,因此具有重要的现实应用意义,并期望该论文的研究成果对于国内其他房地产企业,有一定参考价值。更多还原

【Abstract】 With the economic development,the real estate industry is developing more and more rapidly.When a real estate enterprise has developed to be a group,the group headquarters need effective measures to manage its subordinate subsidiary.Many factors should be taken into account to determine the group management control mode including the industry characteristics,development strategy,organization scale,and entrepreneur leadership style,etc.And then make the basic criteria for the group management control.For a real estate group,an appropriate control mode is particularly important.Through the theoretical research and field investigation,this paper examines the achievements and existing problems of the management control mode of BC real estate company.This paper first reviews and combs the research of relevant management control and the real estate industry management control at home,and introduces a theoretical summary for the management control and real estate management control.Secondly,it analyzes the existing management control mode of BC real estate company,including the problems and reasons appeared in the management.Then,on the basis of some related theory,this paper proposes the guiding ideas,principles and the concrete contents to optimize the management control mode of BC real estate company.The innovation of this paper lies in the research of the choice of the group management control mode with the methods of contingency and logical reasoning according to the affecting factors.In combination with the actual BC real estate company,this paper also describes and analyzes the current situation of the management control mode,and then designs a set of scientific management control mode,in the hope to provide valuable reference for other real estate enterprise to design,implement and improve their own management control patterns.更多还原
