利益主体视角下的住宅工业化推广策略研究

【摘要】 住宅工业化作为我国未来建筑业的发展方向,是今后我国住宅领域的主要建造方式。我国作为建筑业大国,在发展应用住宅工业化上行动迟缓。因此,基于利益主体视角研究发展住宅工业化的策略具有重要的实践价值。本文对相关概念进行界定,对其与住宅产业化间的不同进行阐述,说明其独特的特点。选取利益主体这一视角,从现有文献中汲取国内外从各种利益主体角度推广住宅工业化的成功经验。其次,基于对国内住宅工业化进程中最重要的三个主体,即政府、房地产开发企业、消费者三者之间在推广住宅工业化现实情况中的多种因素,对推广现状进行探究。再者,基于以上的论述,构建出本文重要章节,基于实践认知,明确了总数为19个的阻碍因素,基于SPSS软件,依托主成分分析展开探究,实现定量分析。在问卷星网站中,进行调查,获得一系列的数据,基于此展开主成分分析。这样就可以获得重要的阻碍因素,基于计算综合评分模型,了解其关键程度,对其进行排列顺序,具体为工程管理能力、企业的社会责任感、企业融资能力、消费者经济承受能力、开发成本与效益水平、激励政策、企业营销水平、技术的研发投入、法律法规完善程度、重点项目的示范共10个阻碍因素。根据主成分分析模型得出的结论,依据主成分分析模型中得出的10个关键阻碍因素,根据每个因素所属的利益主体视角,进而从政府、房地产开发企业和消费者三个层面提出针对性的发展策略,构建了相关发展策略。本文在利益主体视角下的住宅工业化推广策略研究可以作为今后政府和企业部门在制定建筑业和房地产相关政策和发展战略规划的参考依据之一。基于利益主体这个特殊视角的研究成果,对于今后住宅工业化在我国的顺利推广也能起到良好的借鉴作用。

【Abstract】 Residential industrialization as the future development direction of construction in our country,is the main approach to build our country residential areas in the future.As construction power in our country,in the slow development of application of housing industrialization.Therefore,based on the perspective of interest subjects,the development of residential industrialization strategy has important practical value.In this paper,the defining the relevant concepts,to shed light on the different between its and housing industrialization,shows its unique characteristics.Interest subjects selected this perspective,learn from existing literature at home and abroad from the perspective of various stakeholders to promote the successful experience of housing industrialization.Secondly,based on the domestic housing the three most important subject in the process of industrialization,namely government,real estate development enterprises,and consumers in promoting housing industrialization between the reality of a variety of factors,to explore the promotion of the status quo.Moreover,based on the above,this paper build up the important section,this paper based on the practice of cognitive,made clear a total of 19 inhibitors,based on SPSS software,based on principal component analysis to explore,to realize quantitative analysis.In the questionnaire from the investigation,a series of data obtained,based on the principal component analysis.That you can gain important inhibitors,based on comprehensive score model calculation,to understand its key degree,to order the concrete for the engineering management ability,corporate social responsibility,corporate financing ability,consumer economic bear ability,development costs and benefits,the incentive policy,the enterprise marketing level,technology research and development investment,the degree of perfect laws and regulations,demonstration of the key projects,a total of 10 inhibitors.Conclusion based on principal component analysis model,based on principal component analysis model of 10 key obstacles,according to each factor’s stakeholders perspective,and then from the government,real estate development companies andconsumers three aspects put forward corresponding development strategies,build the relevant development strategy.Based on the interest subjects under the perspective of residential industrialization promotion strategy research can serve as a future government and corporate sectors in the construction and real estate related policy and development strategy planning of one of the reference.Based on the special Angle of view of interests subject research,to promote smoothly in the future housing industrialization in our country also can have a good reference.
