【摘要】 当前我国经济快速发展,房地产业也进入了飞速发展之中,伴随出现了许多正在烂尾和即将烂尾的工程。工程和一般的商品不同点,主要有涉及资金额度庞大,资源众多。工程烂尾,第一是造成国家资源的严重浪费,第二是相关债权人的利益损失。尤其是房建烂尾,造成众多业主无家可归。烂尾工程的存在不仅浪费了大量的资源,对城市整体形象也有一定的负面影响。在我国主要采用的是全过程造价管理的模式,研究者对造价管理的探索多以在建工程为研究对象。相对而言,对烂尾工程的造价管理探索较少,且研究重心偏向烂尾工程的成因及其对策。基于BIM技术在烂尾工程造价管理工作的探索有利于完善我国的造价管理体系,推动造价行业健康发展。本文在探索烂尾工程造价管理的实践中,从全生命周期的角度,构建了基于BIM技术的烂尾工程造价PDCC管理方案,分别从策划阶段、设计阶段、施工阶段、竣工阶段为烂尾工程的造价管理的目标提供了可选方案,并区别于常规工程得出不同点。以山东省的某个市的烂尾工程为例,通过对烂尾工程造价PDCC管理方案的应用分析,使工程在实施中各阶段的造价管理得到了有效的提升,节约了成本。然后构建了基于BIM技术的烂尾工程造价PDCC管理方案效益评价,通过调查问卷、模糊综合评价分析,进行计算得出效果较好的结论,与事实相符值得推广。对当下市场存在的造价管理问题有着积极的作用,使烂尾工程造价的管理系统和体制得到进一步完善,以此推动建筑工程项目朝着优良专业的方向发展。更多还原

【Abstract】 At present,China’s rapid economic development,the real estate industry has entered the rapid development,accompanied by a number of projects are rotting and will soon rot.Engineering differs from general commodities in that it involves a large amount of capital and a large number of resources.The first is the serious waste of national resources,and the second is the loss of interests of relevant creditors.The most terrible thing is that many homeowners are homeless because of the ruined housing construction.The existence of rotten tail project not only wastes a lot of resources,but also has a negative impact on the overall image of the city.In our country,we mainly adopt the whole process cost management model.Researchers mostly take the construction project as the research object in the exploration of cost management.Relatively speaking,the cost management of uncompleted tailings project is less explored,and the causes and Countermeasures of the deviation of focus to uncompleted tailings project are studied.Exploration and Discussion on the management of uncompleted tail project cost plays a key role in the whole project implementation process.It is conducive to the further reduction of project cost and the scientificalization and rationalization of enterprise profits.In this paper,in the practice of exploring the cost management of the rotten tail project,from the point of view of the whole life cycle,the PDCC management scheme of the bad tail project cost based on BIM technology is constructed,which is respectively from the planning stage,the design stage and the construction stage.The completion stage provides an optional scheme for the cost management goal of the rotten tail project,and is different from the conventional project.Taking the bad tail project in a city of Shandong Province as an example,through the application of the cost PDCC management scheme of the bad tail project,the cost management of each stage of the project has been effectively improved and the cost has been saved.The cost PDCC of bad tail project based on BIM technology is constructed.Evaluation of the benefit of the management scheme.Through questionnaire and fuzzycomprehensive evaluation analysis,the conclusion that the effect is good is obtained,which is consistent with the facts and is worth popularizing.It plays a positive role in the cost management problems existing in the current market,so that the management system and system of the cost of the rotten tail project can be further improved,so as to promote the development of the construction project in the direction of excellent specialty.更多还原
