【摘要】 企业保障房项目融资问题是保障房项目建设的关键,近年来也得到了政府和企业管理者的广泛关注。伴随着房价过快上涨,政府也在加大保障房的供给力度,随之企业在保障房建设中一系列融资问题也相伴而来。本文在仔细研究了大量的国外以及国内的相关理论的基础之上,以Z企业保障房项目为研究对象,对企业在保障房建设中融资问题进行研究。文章按照“基础理论研究、企业保障房建设融资情况分析与介绍、保障房项目融资问题、保障房项目融资问题解决”的思路和方法,研究了Z企业保障房项目融资问题,并对其融资问题提出解决。首先,本文介绍了在当今时代背景下国内外保障房融资理论相关研究进行归纳,结合Z企业概况,保障房项目融资现状,对Z企业保障房融资问题现状进行分析。最终基于保障房融资方式的基本原则,通过开拓企业保障房融资现有模式,拓宽银行贷款融资渠道,加大住房公积金贷款用于保障房建设的力度,基于以往企业发债经验进一步提高债券发行额,拓宽非银行金融机构贷款方式,运用以房地产投资信托基金的融资方式来解决Z企业保障房项目融资问题,进一步将理论研究与实际业务相结合,更好的服务于Z企业保障房项目的建设之中。更多还原

【Abstract】 The financing problem of enterprise guarantee housing project is the key to the construction of indemnificatory housing project,and has been widely concerned by the government and enterprise managers in recent years.With the rapid increase of house prices,the government is increasing the supply of housing,then the enterprises in the protection of housing construction a series of financing problems.Based on the relevant literature at home and abroad,this paper takes Z enterprise indemnificatory housing project as the research object,and studies the financing problem of the enterprise in the construction of indemnificatory housing.According to the ideas and methods of " basic theory research,enterprise security room construction financing,security room project financing,enterprise security room project financing problem ",this paper studies the financing problem of Z enterprise guarantee housing project and puts forward the solution.First,this paper introduces the research of affordable housing financing at home and abroad under the background of the current era,and summarizes and summarizes.Then,combined with the Z enterprise overview and guarantee the status of financing housing project financing,the status of Z enterprise guarantee housing financing is analyzed.Finally,based on the basic principle of affordable housing financing,expand the existing model,expand the bank loan financing channels,increase the housing fund loan for indemnificatory housing construction,expand the loan mode of non-bank financial institutions,use real estate investment letter fund as a channel to solve the financing problem of Z enterprise guarantee housing project.更多还原
