中国房地产市场消费群体羊群效应

【摘要】 房地产业是我国国民经济中至关重要的产业,与其他许多产业具有极强的关联性,同时房地产与百姓生活密切相关,房地产业在促进经济发展、提高居民生活水平过程中都起着重要作用,因此在我国房地产市场能否有序地发展有着重要意义。我国的房地产市场进入市场化改革起步相对较晚,目前尚不太成熟,近年来出现了价格涨速过快、投资规模持续扩大等问题,阻碍了房地产业的有序发展。为此,对导致中国房价持续上涨的原因进行探索,同时为我国宏观调控房地产市场的政策提供建议是十分有必要的。由于我国的房地产行业有着一定的特殊性,其位置固定性、异质性和土地资源稀缺性等性质决定了房地产市场是一个不完全竞争市场。并且在我国,房地产市场是典型的信息不完全的市场,当市场中的信息不完全时,极易产生所谓的“羊群效应”。我国房地产市场的羊群效应通常发生在消费群体,这主要是由我国房地产市场的信息不完全和消费者群体的有限理性等因素决定的。本文通过理论分析和建立演化博弈模型解释了我国房地产市场消费者群体羊群效应的形成原因和过程。导致这种羊群效应的原因有很多种,本文的重点在于信息不完全这一种因素,并通过调节信息不完全程度进行了经济学的实验。实验得到的数据表明,信息不完全程度对房地产市场消费者群体羊群效应有显著影响。最后,本文主要以信息公开为重点对完善我国房地产市场给出了几点建议。包括建立房地产市场信息公开、交流平台,加大政府监管和调控力度等方面。
【Abstract】 The real estate industry is an important industry of the national economy in our country,which has a strong relationship with many other industries and people’s lives.It plays an important role in promoting economic development and improving the living standards of residents.So an orderly development of the real estate industry is very significant.Due to the late start of the marketization reform of the real estate market,China’s real estate market is not very mature yet.In recent years,the excessive housing prices,rapid growth of investment and other issues seriously affect the orderly development of the real estate industry.Therefore,it is necessary to investigate the causes of the rising prices in China’s real estate market and provide some recommendations for the macro-control policy of the real estate market.The real estate industry is quite particular to a certain degree.It is an imperfectly competitive market because of the fixed position,heterogeneity and scarcity of land resources.In our country,the real estate market is a typical incomplete information market.And "herding effect" usually appears in an incomplete information market.The herd behavior of the real estate market in our country usually occurs in the consumer groups,which is mainly determined by the incomplete information of the real estate market and the limited rationality of the consumer groups.Through theoretical analysis and establishment of evolutionary game model,this paper explains the causes and forming process of the herd effect of the consumer groups in the our real estate market.There are many reasons leading to this kind of herd effect.The emphasis of this paper lies on the incomplete information,and the experiment is carried out by adjusting the level of incomplete information.Our experimental data show that the incomplete information has a significant impact on the herd behavior of the real estate market.Finally,this article gives some suggestions to promote the development of China’s real estate market with an emphasis on information disclosure,including the establishment of the real estate market information disclosure and exchange platform,and increasing government’s regulation and control efforts.
