多元产权模式下的专业市场选址研究

【摘要】 随着经济的快速发展,人们生活水平逐步提高,对商品需求也越来越丰富,作为商品集散地的各类专业市场,在我国得到快速发展。拥有产业集群优势的地方政府,特别重视专业市场建设,专业市场拉动地方经济发展,与区域性特色产业相互影响、相互促进。在政府主导下,不仅建成单一专业市场,而且逐步建成市场群,甚至一些地方城市因市场成名。专业市场在一些城市得以立项兴建,商铺产权受到重视。恒产者恒心,经营户不再满足只为租客身份,产权意识得到提升。然而,专业市场产权分割与市场整体营运的矛盾困扰着市场的发展,如何化解矛盾,多元产权专业市场模式应运而生。在土地规划或项目招商时事先约定,开发商享受土地以及税费优惠的同时,自持一定比例物业,作为大业主,引导培育市场。本文研究多元产权模式在专业市场中的运用,从产业集群、商圈、交通物流、招商政策、地段等区位因素分析项目选址,用假定开发思路模拟项目开发,分析项目经济效益,以此研判项目选址的可行性。本文研究这种特定的市场开发模式,探索开发商在早期市场选址的决策论证过程。从理论研究到实证分析,为类似项目政府招商及市场开发提供参考。多元产权模式带动专业市场有序发展,提振地方特色产业,拉动地方经济,带动就业,更好地服务于实体经济。

【Abstract】 With the rapid development of economy,people’s living standards gradually improved,the demand for goods is more and more abundant,the professional market as a commodity wholesale center,has been the rapid development of.The local government has the advantages of industrial clusters,especially attaches great importance to the construction of the professional market,the professional market drives the local economic development,and the regional characteristic industries interact and promote each other.Under the leadership of the government,not only to build a single professional market,and gradually build market groups,and even some local cities due to market fame.Professional market in a number of cities to be built,the property rights of shops have been attached importance.Have perseverance,business no longer satisfied only for the identity of the tenant,property rights awareness promotion.However,the contradiction between the division of property market and the overall operation of the market is a major obstacle to the development of the market.In the current land planning or investment agreement,developers enjoy land and tax concessions,while maintaining a certain proportion of property,as the owners,to guide the cultivation of the market.This paper studies the pluralistic property model in the professional market,the project location analysis from the industrial cluster,District,transport and logistics,investment policy,lots of factors,with the assumption that the development of simulation project development,project economic analysis,in order to study the feasibility of the project site.This paper studies the specific market development model,and explores the decision making process of developers in the early market location.From the theoretical research to the empirical analysis,this paper provides a reference for the similar projects.Multi mode of property rights to promote the orderly development of the professional market,boost local characteristics of the industry,stimulating the local economy,promote employment,better serve the real economy.
