【摘要】 经历了三十多年的发展,物业管理已经成为了我国城市管理中重要的一环,在促进经济的稳步增长、提高人民群众的生活满意度、维护社区和谐与稳定等方面发挥着不可小觑的作用。但是,随着人们生活水平的不断提高,对智能化生活认识的不断加深,我国中小城市住宅小区的物业管理中存在的问题开始凸显。如何提升物业管理水平,保障居民生活品质,成为一项重要的“民生工程”。此外,随着信息技术和互联网的发展,大量互联网技术应用到各行各业,逐步地融入人们的生活,改变着人们的生活方式,有力地推动着社会各方面的进步,孕育了大量新思维、新模式,促进了某些传统行业的转型。因此,在当前形势下,探索利用互联网技术来完善和提高物业管理水平具有较强的现实意义和经济价值。本论文首先介绍了物业管理和“互联网”相关的概念,分析了国内外在物业管理上的经验和不足,着重对湖北省安陆市(中小城市)物业管理现状进行了深入的调查研究。在此基础上,分析得知问题的根源是当前物业管理企业服务质量与小区业主预期之间的冲突,导致物业管理企业陷入“业主拒绝缴纳物业管理费—物业管理行业经营困难—物业服务品质降低—业主拒绝缴纳物业管理费”的恶性循环。在第五章中,以提升物业管理企业服务质量、提高物业管理企业综合竞争力为切入点,分析了“互联网+”模式下,物业管理的新需求,进而设计了基于“互联网+”的物业管理系统。该系统主要包括基础管理、安全监控、便民服务、数据分析与共享四个部分,并且详细分析了各模块的具体功能,此外,还分析了“互联网+”新模式下物业管理面临的人才和数据安全方面的挑战。该系统对于升级改造物业基础管理,增强小区安全防范措施,增加服务项目,拓展新盈利渠道等方面具有重大意义,并从物业管理的方方面面提升企业服务质量,促进物业管理企业转型升级,解决物业管理企业与业主之间的突出矛盾。更多还原

【Abstract】 Experienced more than 30 years development, property management has become an important part of the city management in our country, and plays an important role in promoting economic growth,improving people’s life satisfaction index,maintaining the community harmony and stability .However, with the improvement of living standard and the enhancement of cognition on intelligence life, many contradictions increase in our country small and medium-sized city residential area property management.How to improve the property management level to guarantee people’s life quality becomes an significant "people’s livelihood project".In addition, with the development of information technology and the Internet,massive Internet technologies are applied in many industries,integrate into people’s life, and change our life styles,and also promote the society progress, and more,produce many applications with new idea and new pattern.Therefore, in the current situation, use the Internet technology to improve and perfect the level of property management has stronger practical significance and economic value.This paper first introduces the concept of property management and "Internet",analyzes the successful experience and insufficiency of property management at home and abroad,then focuses on the investigation and research on the status of property management in hubei province anlu (middle and small cities).On this basis,analysis of the origin problem of current property management is the conflicts between qos and owners expectation.It cause property management fall into the vicious circle of "owners refuse to pay property management fees -property management face difficulties - qos and reduce - owners refuse to pay property management fees".In the fifth chapter,promoting the qos and improving the competitiveness as the breakthrough point, the paper analyzes the new demand of property management under"Internet plus" ,and then designs the property management system based on "Internet plus".This system includes basic management、safety monitoring、handy service for the people、data analysis and sharing.Detailed analysis the function of each module, in addition, also analyzed the challenges to talents and data security under "Internet plus",It has great significance in upgrading basic management,improving safety monitoring,increasing service items,expanding payoff channels.And enhancing qos of property management in every aspect to promote the transformation and upgrading of property management,solve the conspicuous contradiction between property management enterprise and owners.更多还原
